as you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s

important to choose well.

What are the other critical things to consider when choosing a location? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot not only offers many health benefits, it gives you a chance to meet new neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

it’s starting to get warmer – it’s time to get outside and enjoy. I feel like I come alive in the spring, especially after a bad winter. Yes, I know I live in Canada, I’ve always lived in Canada, and no matter where I’ve lived in Canada, the

winter weather hasn’t agreed with me. But spring! Spring is wonderful.

One great thing about spring is balconies! While they may have been ignored or used for storage over the winter, they’re the place to be in the spring. With the warmer weather you can have a little table, comfy chair and enjoy a coffee out there

– perhaps even a chaise. You can get your planters going and grow flowers, veggies and herbs. The sunshine and fresh air feel good.

But balconies have a dark side. There are a few things people use their balconies for that upset neighbours immensely. These offenses go from the mild to the extreme – and when living in close proximity to the neighbours, a bit of extra consideration goes a long way.

You may get the urge to grill. Make sure your building allows it – and don’t smoke your neighbours out. Don’t use it as a pet potty. Be careful about smoking and ensure an ashtray is provided – nobody likes garbage of any kind being tossed off your balcony onto theirs. It’s also not a place for very loud music or late-night gatherings.

If you’re considering a new apartment, take a look at the balcony and see if it’s going to offer you the outdoor living you know you enjoy during nice weather. It probably won’t be the determining factor, but it’s nice to have.

ONE FEAR MOST TENANTS HAVE REVOLVES AROUND THE CONCERN OF when the Landlord can enter their premises and for what reason. The question is: When and why a Landlord can enter the property, and whether the Landlord needs to provide you with notice. Thankfully, there are rules that govern Landlords on whether they can make unexpected visits to your home. Generally, prior written notice must be given to a Tenant but under certain situations, a Landlord may enter the property without notice.

YOUR RIGHTS AS A TENANT

Tenants have a right to privacy, and a right to undisturbed possession from the landlord. The wording used in different Provinces varies between reasonable enjoyment and quiet enjoyment. There are many different circumstances that could lead you to believe that the Landlord is interfering with your quiet enjoyment. Examples include:

a) The Landlord entering the rental premises frequently and without notice or permission;

b) The Landlord causing unreasonable and ongoing noise, ie. from repairs construction maintenance etc.;

c) The Landlord intentionally removing or restricting services explicitly promised in the rental agreement;

d) The Landlord allowing the property to fall into disrepair

ENTERING WITH WRITTEN NOTICE

Your Landlord – except in extraordinary situations as provided by law – needs to provide written notice that outlines when and why he wants to enter your property. This must be done at least 24 hours in advance. Unless such notice has been served upon you as provided in your Provincial legislation, a landlord may only enter your property under a few exceptions. Below are some examples of entry with notice:

a) Fixing something or to check on appliances that are no longer working

b) Making sure the home is safe (such as installing smoke alarms)

c) Showing the home to someone who wants to buy it

d) Other reasonable reasons stated in the signed rental agreement or provided by law

ENTRY WITHOUT WRITTEN NOTICE

a) Emergency

Each Province has its own Residential Tenancy legislation that sets out the circumstances when a Landlord can enter without notice. Generally a common thread is that a Landlord can enter the property in the case of an emergency. An emergency is usually defined as something that is both unexpected and dangerous. A good example would be a fire or flood. In these circumstances, your Landlord does not need to provide notice before entering your property. Repairing something that has broken in your home does not count as an emergency.

b) Consent

You can always consent to the landlord entering your property.

c) Provision of Services set out in Rental Agreement

When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them.

Use hooks (usually included with a rail) to hang everything from utensils to hand towels. MAKE THE MOST OF CEILING SPACE. Install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them.

Most people underestimate how much stuff they have and how long it will take to sort through it all! FFortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for a summer move. We recommend the following tips:

Start by sorting and organizing closets. It’s time to get serious – if you don’t wear it, get rid of it. There is no point to moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

CARE FOR HAZARDOUS MATERIALS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.

PACK IT UP IF IT’S OUT OF CIRCULATION. Start packing. Box up those things that won’t be used – like fall and winter equipment and clothing, mementoes and fi ne china. The stuff at the back of your closet that you’re keeping, but don’t use regularly. If you start packing in spring you’ll be ready for that summer move.
