    Steve Slawson, who runsthe Belvoir office on LondonRoad in Worcester, said: Weare seeing an emerging trendin the market, with manyhome owners becomingreluctant landlords for a

    variety of different reasons.Some do not want to sell

    their property until themarket recovers, others needto keep a house occupied andmaintained because it islying empty.

    But becoming a landlord,almost overnight, is quite adaunting task and thats whywe urge people to seek outinitial free and impartial,independent advice from anexpert letting specialist suchas ourselves beforeattempting to go it alone.

    In addition to strictregulations coveringcompulsory gas, electrical

    and fire safety checks thereare many other specialistrules to consider. If aproperty is rented to three ormore unrelated tenants, aHMO (houses in multipleoccupation) licence may berequired. Rules vary from onecouncil area to another.

    If you are letting out aproperty you will also need totake out specialist landlordinsurance, which is differentto household insurance cover.
