WITH the housing marketcontinuing to struggle andproperty sales remaining flat, more and more home ownersare considering renting outtheir home because theycannot find a buyer.
There is also evidence thatpeople inheriting propertyafter bereavement, areincreasingly looking to rent, rather than sell, for the samereason.
Over the coming year moreand more of these reluctantand accidental landlordscould find themselves takingon tenants for the first time.Recent research suggests
that one in three homeowners are now consideringthis as an option.
Local lettings specialistBelvoir is warning anyonenew to residential lettings tobe aware of the many pitfalls, including strict regulatoryrequirements, insuranceconsiderations and tenantreference and checkingprocedures.
Steve Slawson, who runsthe Belvoir office on LondonRoad in Worcester, said: Weare seeing an emerging trendin the market, with manyhome owners becomingreluctant landlords for a
variety of different reasons. Some do not want to sell
their property until themarket recovers, others needto keep a house occupied andmaintained because it islying empty.
But becoming a landlord, almost overnight, is quite adaunting task and thats whywe urge people to seek outinitial free and impartial, independent advice from anexpert letting specialist suchas ourselves beforeattempting to go it alone.
In addition to strictregulations coveringcompulsory gas, electrical
and fire safety checks thereare many other specialistrules to consider. If aproperty is rented to three ormore unrelated tenants, aHMO (houses in multipleoccupation) licence may berequired. Rules vary from onecouncil area to another.
If you are letting out aproperty you will also need totake out specialist landlordinsurance, which is differentto household insurance cover.
It can be a minefield forthe new and inexperiencedlandlord, said Steve.
It is important to considerwhat kind of tenant you want
to attract, to ensure the rightfit with the property. Areyou targeting families, youngcouples, single dwellers, orretirees?
If furnished, you will needto carry out a full inventorycheck before they move in, aswell as extensive creditchecks and tenantreferencing. At Belvoir weoffer a full end-to-endmanaged lettings service forboth landlords and tenants, for any type of property, furnished or unfurnished.

Warning to all new landlord
SEARCHING for a property torent or attempting to let outyour own can be a time-consuming and sometimesstressful experience.
However that neednt be thecase now thanks to the awardwinning lettings specialist,Belvoir Lettings.

The free application, availableto download from the iTunesstore, detects the userslocation, shows availableproperties in that area and even
lets the user view the locationof the property on a map.
The application also allowsthe user to view photos of theproperties, as well as adescription, and create ashortlist of favourites to revisitat a later time.
Other features of theapplication are; an email to afriend option, about us pageand contact details of thenearest Belvoir office.
Steve Slawson, of BelvoirWorcester, explains how theapp can benefit both tenantsand landlords.
Over the past few years therehas been a shift in how tenantssearch for properties as muchof the research is now doneonline. I often hear peoplecomplaining that they just
dont have time to look for aproperty which is why this appis so great.
It allows tenants to look atproperties on the move and actfast if they see something they
like.Its an exciting development
for landlords as it is yet another
way that Belvoir can markettheir property to potentialtenants. It also proves that we
are adapting to the needs of themarket and can utilise thelatest technology to do so.

PRIVATE tenants in Worcesterare staying longer, according toletting agents Martin & Co.
Short-hold tenancyagreements are now more likelyto be renewed rather than thetenant moving on to alternativerental properties, said RaniGrieve, director of Martin & Co.
And thats great news forlandlords as they have less voidperiods and can virtuallyeliminate the costs of re-lettingtheir properties.
With many tenants nowopting for 12 rather than sixmonth tenancies, agreementsare now more likely to lastyears rather than months, saidRani.
And provided landlords takethe opportunity to review theirrental levels in terms of currentmarket value to ensure they aremaximising their yield, then itsgood news for both tenants andlandlords.
With rents set in some casestwo or three years ago itcertainly pays to benchmark
against similar availableproperties to ensure landlordsare getting a good return.
In some cases we are seeingmodest increases in rents, astenants are realising that theyhave had value for money and
if you add the costsit certainly pays to stay put, said Rani
