    Meanwhile prices are soaring incentral London, are stable in otherplaces and still losing ground in afew more. But should we care somuch about what is going on ingeneral across Britain and howuseful are comments in helping tokeep the wheels of the propertymarket turning?

    Certainly I dont think we need

    to heed these market pundits toomuch when they are commenting on such a broad basis. What I amfairly certain of is that many of them dont cant understand whatis happening in Worcestershireright now. There is a big differencebetween the media experts whotalk about the market and theestate agents who actually have todeal with it. It is easy to makegrand over-arching pronouncements and predictionsbut estate agents have to movepeople whatever the marketconditions.

    And they know how to do thisbecause they are dealing withthese matters every day. Theyunderstand how national, regionaland even local financial issuesaffect their own market and workconstantly to find ways of dealing with these conditions whateverthey may be.

    Prior to 2007, when the marketwas storming away, it was mucheasier for owners and estate agentsto sell property of course it was.Now it is not. Yet despite thisthere is an active market bubbling under the lugubrious surface.There are always buyers aboutwhatever the market. It is just thatnow there arent so many of themthey can afford to be choosy andare often in no rush all mostfrustrating and difficult for sellers.

    But well-located property, ingood order and at a sensiblemarket price, will find a buyer italways does. The skill here is ingetting the best price. For otherproperties, perhaps where theyears havent been so kind, thatare less pleasing on the eye or innot quite such a sought-afterlocation, things are a little moretricky but far from impossible.

    Personal circumstances do notdance to the tune of the propertymarket. It is when the chips aredown and one really has to selland move on even in an adversemarket that sellers find out whotheir real friends are. In thesecircumstances a marketcommentator wont be a lot of use.On the other hand an effectiveestate agent could surprise,surprise become a very goodfriend indeed.

    THE Italian toy makerLenci created the worldsmost fashionable feltdolls in the 1920s and 30scommanding the most

    exclusive and sophisticatedsection of the market at a timewhen the French manufacturerswere in decline.

    At Brightwells recent sale of antique dolls and toys anexample wearing a wintercostume with colourful feltappliqu sold for 500.

    Lenci used specially dyed andprinted fabrics for their dollswhose outfits were based on themost stylish childrens costumesof the time and their dressconsequently is all important.

    Two large bisque headed dollsrepresented the work of Jumeau,the most prolific and heavilycollected of French makers. A31 in high example with an openmouth and the characteristicheavy brows was sold for 2,900by some very determined bidderswhile a 1907 example made 900despite extensive damage to thehead.

    German made bisque headeddolls were led in price by anappealing Kestner 146 in itsoriginal costume. It sold for 520with a 29 in Kaulintz making 270.

    Many of the German dolls in

    the sale came from a collectionformed in the 1960s by aBirmingham family. Fully jointeddolls made completely of bisqueare rare because so few survivedthe nursery and this madeaKestner example, at 300, anattractive purchase.

    An Oriental baby dollsold for200 while a mulatto Kammer &Reinhardt in its original boxmade 250. A key wound walking Gebruder Heubach sold for 210and a large Simon & Halbig jointed girl with original wig andcostume made 600.

    Meanwhile, a composition

    headed shop window automatonattracted wide interest its eyes,mouth, chin and arms werearticulated. A large boxof 19th century dolls housefurniture had lain undisturbed inthe attic of a Herefordshirefarmhouse since 1939 when, withother family treasures it was sentdown from London forsafekeeping on the eve of war.The furniture included a group of ivory pieces that made 210,despite damage, while an oakdraughts table made120.     with gilt detail made 260, afeather suite including a raredeportment chair (90), a smallturned wooden dressing table set(100) anda dolls house family(380).

    Dolls houses and furnishingsfrom other sellers included aLondon town house, fromabout1900 with an unusualworking lift (300) and an 1880shouse with an unusual variety of windows (also 300). A Germanmade warehouse made 190; afully stocked grocers shop byGottschalk (600) and a LinesBrothers wood and tinplate motorcaravan (320)

    Among metal toys an MGfriction driven dark green racing car with Lt Col. Goldie Gardnerssignature on the bonnet in itsoriginal box 230 with an ArnoldUS Zone Germany clockworkliner also in its box selling for230. A Shackleton Fodenconstructional scale model in itsbox and with tools made 290; aboxed Dinky Supertoys FodenDiesel eight-wheeled wagon,(210); an Ever Ready blue Guyvan dating from the 1950s (250)and a group of three unboxedSupertoys lorries in excellentcondition (270). Fourteen laterBritains tractors in their originalpackaging sold for 420 and eachof all these prices emphasised the

    importance of condition in asection of the market whereplayworn examples generallyhave to be sold in very largequantities.

    Constance King, the consultantwho catalogued the sale, said:Most of our buyers have boughtfor many years and, as in so manyareas of the market, there are fewnew enthusiasts to purchase thelower end items. The pricesachieved by dolls and dolls housefurnishings were however veryencouraging and reflected anupward trend seen also atspecialist fairs over the last year.

    A 19th century oil painting of theBirmingham to Kidderminsterstagecoach, The Invincible, soldfor 3,500 when it went under thehammer in Shrewsbury.

    The painting, which wasconsigned to Halls auction of finepaintings, silver and jewellery atits Welsh Bridge saleroom was byan unknown English artist andwas sold to a coaching enthusiastfrom southern England.

    Owned by Godfrey and Co, thestagecoach ran to the Lion Hotelin Kidderminster from the SwanHotel, Birmingham.

    The 16th century Lion, whichclosed in 1963, was onceKidderminsters most importantinn, situated at the top of High

    Street and owned by the lords of the manor, the Foleys and theearls of Dudley.

    The auctions top pricedpainting at 5,200 was by WilliamShayer and depicted aploughmans family enjoying lunch at the edge of a field withtheir horses beside them. Anaccomplished artist, Shayerspecialised in accurate portrayalsof the English countryside andrural life.

    A gouache by John Beer titledThe Grand National, 1907 , whichshowed the winner Eremon,

    ridden by Alfred Newey andRathvale, without its jockey, jumping a fence together, sold for1,110. The buyer was thegrandson of the artist owner of Eremon.

    The race was memorablebecause Eremon, an 8-1 bet, brokea stirrup on the first circuit andthen had to contend withinterference from Rathvale, whohad unseated its jockey. The pairraced side by side for the lastcircuit but Eremon managed topull away to win the race by sixlengths.
