WORDS Tamarin Marriott-WIlkinson
The soon to be transformed Waverley House, designed by architect Mike Waddington and the brainchild of
Spencer Bourne, is set to reveal a series of contemporary apartments, comprised using a mixture of warm, dark woods and light gloss surfaces. Branded ‘63 The Bath
House’ the concept behind this exciting development is one of heritage and quality. A design forged by history.
15
Boasting a series of one and two-bed luxury apartments, a certain element of contemporary panache will be applied to 63 The Bath House. An impressive exterior glass façade, wallpaper brandishing the town map, new-fangled lighting features, wall graphics and chrome and glass accents are just a few of the interior styles to be expected, whilst a fusion of carpeted and parquet spaces will create a feeling of sophistication and opulence. All apartments will be fitted with modern-day kitchens, complete with clean lined layouts, styled with a unique combination of timber and gloss – adding instant design flair to the development’s high-ceilinged, neutral spaces. Following suit, bathrooms will showcase an urban, contemporary finish with rich tones and bold, feature timber tiles. Additionally, 63 The Bath House will come complete with a landscaped communal courtyard and gymnasium – creating a development perfectly in-tune with the lifestyle of the modern-day buyer. I caught up with owner Spencer Bourne and Architect Mike Waddington to take a closer look at this exciting project, to gain an insight into the ins and outs of converting an outmoded office building into homes. ‘It was a great opportunity for our architects, interior designers and landscape architect to all work together, and create exciting and affordable new homes right in the heart of St Helier.’
This is a project intent on recycling and reusing an out-dated construction, transforming it to reveal a new, sophisticated residential space for the people of St Helier. Bath Street, as we know it today runs in a south to north direction from Queen Street to David Place. Originally thought to be public baths, the branding behind this development is one of belonging, history, status and warmth. Each of the 15 uniquely styled Turnkey apartments (9 one-bed and 6 two-bed) boast oodles of natural light, high ceilings and contemporary fixtures as well as under floor heating. Asides from their fashionable styling, the location alone makes them the perfect investment for first time buyers, investors and young professionals alike. 63 The Bath House is a project that is allowing both developers and architects to work alongside one and other to inject new lease of life into a redundant space, transforming it into something of great interest for the people of St Helier. Due to be complete by Christmas 2015, a limited number of off-plan, larger than average sized apartments are now available within 63 The Bath House. For more information contact:

Yet still, the property boasts a deceptively secluded feel, with wraparound verdant gardens creating the illusion of a rural gem and life in the midst of the countryside. From the south facing private garden with its wisteria-clad pergolas, secret vegetable patch and mature fruit trees, to the spacious, light-fi lled bedrooms and newly instated bathrooms brandishing state-of-the-art features – which include under fl oor heating, stylish tiles and Aqualisa rain showers – this charming property o ers the perfect mix of modern and eclectic styles – a heavenly hideaway completed removed from the hustle and bustle of urban life. The living room on the other hand, with its 20 ft bi-fold door, is a picture of perfection drenched in natural sunlight. Doors lead out onto a newly installed wooden deck, extending along the southern side of
the property with steps leading to a well maintained garden that instantly invites the outdoors inside. Access from the sitting room, master suite and one of the four bedrooms results in a residence that fl ows seamlessly from one living area to another. Oak fl ooring and a real wood burning stove (guaranteed to release a roaring fi re) not only make this space extremely versatile, but equally inviting in both the winter and summer months. Possibly the star of Hillgrove Estate’s show and the heart of the home is the spacious kitchen and family room, with its open plan layout, oak fl ooring, oil-fi red Alpha Stove and a bespoke solid walnut kitchen – designed by James Shed of London.
A second deck on the west side of the property can be accessed from here and boasts a wilderness of natural beauty brimming with a variety of plum, pear, cherry & apple trees. This is the perfect space to enjoy a morning co ee or indulge in a spot of alfresco dining come the summer months. There is the option to extend this area further towards the back of the property, where you’ll fi nd a further expanse of garden and a sizable storage shed.
Hillgrove Estate throws any premeditated ideas of the bungalow ideal to the wind. It’s here you’ll fi nd a uniquely styled, contemporary home perfectly in-tune with a modern-day lifestyle. Oodles of space, a truly charming garden and a variety of areas to sit, play, relax & dine make this particular property the perfect home.

A good working relationship between your property lawyer and estate agent is a crucial part of a successful sale.
Workingtogether
It may not occur to a house buyer or seller that, if their lawyer and the agent handling the sale work closely, this will assist greatly in ensuring that a property transaction runs smoothly and achieves the agreed deadline. After all, we share the same goal - to ensure a successful completion of the transaction.
The first stumbling block can be an unrealistic completion date. If the lawyer does not have enough time to complete their researches, disappointment for the transacting parties can result. Therefore it is important that the lawyer and agent liaise from the outset. Once a good working relationship has been established the agent will know the time frame a lawyer is likely to need, or will be comfortable to simply make contact and talk the transaction through. The agent is also likely to have information about the achievable time frames and specific requirements of both the seller and purchaser, for example, how far along is a buyer with their mortgage application and survey or valuation?
If a problem is identified during the course of legal researches all parties should be kept informed and the estate agent can assist with any renegotiation that may be required between the two parties. Further, if the transaction is part of a chain the agent will be key in ensuring that parties further up
or down the chain understand the reasons behind any possible delays and can assist in keeping that chain held together.
The Jersey Estate Agents Association (JEAA) was established some 50 years ago and continues to serve to raise standards of professionalism amongst its members. John Quemard (pictured above) is the President,
and Andy Truscott the Regional Executive for Jersey. The JEAA sits alongside the National Association of Estate Agents (NAEA) which is headed up by Martyn Baum (President) and Mark Hayward (Managing Director), who recently visited the Island. The two organisations work closely together to improve standards and foster good working relationships within the property industry.
Assisting estate agents in understanding the basics of the legal process will undoubtedly contribute greatly towards everyone being
able to work together in a constructive and efficient way. Ogier’s Property Law Team values the benefits that close working relationships bring and regularly meet with agents for presentations, seminars, social events and informal discussions and liaise closely during transactions.
Ogier’s Property Law Team will be working with the JEAA, NAEA and its members over the next few months to hold clinics to further our understanding of each other’s roles and how we can continue to improve
our working relationship. We firmly believe that professional and ethical agents working with approachable and efficient lawyers will achieve the best results for all concerned and that ultimately will benefit buyers and sellers alike.
“The first stumbling block can be an unrealistic completion date. If the lawyer does not have enough time to complete his researches, disappointment for the transacting parties can result. Therefore it is important that the lawyer and agent liaise from the outset”
For an informal chat about any of the services offered by Ogier or the JEAA please contact Anna Carter on 01534 514142 or John Quemard at [email protected]

If you had a machine that you could turn on each day to generate money for you and your family, wouldn’t you want to insure it in case it ever broke down?
BASE RATE COUNTDOWNThe Bank of England has just announced the results of its latest strategy meeting and it looks as though the fi rst signal has been given that rates might start to rise at some time in the future. We’ve been saying that this won’t happen until June next year, but that deadline might now have to be brought forward. With base rate increases more likely than before, fi xed rate mortgages are likely to start rising. Don’t panic yet, as any rises are likely to be quite small.

Well, you already have one. It’s you!
For most of us, we get up each day, go to work to earn the money that supports us and our families.
But what if you are unable to work, due to illness or injury?
Some employees are fortunate enough to have some short term illness cover provided by their employers, but surprisingly the average time a person takes o work due to
sickness or injury is 9 years!
At Henley Financial we can help our clients to insure themselves in the event they are signed o work long term.
As with all insurance, it is designed to be there for the unexpected, so arranging cover as soon as possible is vital.

WANT TO BE KEPT UP TO DATE WITH WHAT’S GOING ON?Then send a request to be added to our Monthly Mortgage Shop Bulletin emailing list to; [email protected]
JERSEY LENDING MARKET
With a restricted number of residential mortgage lenders to choose from, it remains a struggle for borrowers shopping around for a mortgage, especially when they fi nd that they might have to wait six weeks for an appointment with some banks!
At The Mortgage Shop we have not been this busy since the fi rst part of 2008, as more and more new clients turn to us to organise their mortgage. The two most frequent comments that we hear are; ‘’I never knew I could borrow so much’’ and ‘’The interest rate you have achieved for us is much lower than we had expected’’.
JERSEY PROPERTY MARKET
Since last month, the market has suddenly picked up and everybody has become extremely busy. There are plenty of properties on the market and there seem to be some very good deals being achieved by determined purchasers, especially in the First Time Buyer range from £350,000 to £410,000. With mortgage lending still tight, it is unlikely that house prices will start to increase any time soon. However, with prices at the lowest they are likely to be and interest rates still the best that anybody will see in their lifetimes, now has to be the ultimate sweet spot for buyers and borrowers.
INSURING YOUR MOST VALUABLE POSSESSION
26
Since the dawn of humankind we have sought refuge in caves. They o ered sanctuary from the elements, refuge from natural predators and were the fi rst place where early man could hang his hat.
In the 21st century we have upgraded our caves - modern security features have replaced spears, central heating warms our cockles instead of campfi res and interior décor has trumped cave paintings. Yet modern man stills yearns for his private sanctuary from nature. It’s no longer about survival, it’s about our getting back to our roots - enter the man cave.
It’s all about choosing the space. It can be a spare room, unused bathroom the shed out back, garage or attic, anywhere that is virtually unused and has elbow room can be converted into a ‘man cave’.
First up you’ll need to insulate and sound-proof the room. Make your man cave warmer and sound-proof by installing fi berglass between the wall studs. You’ll need an expert to help you with this – caveman tactics won’t work here.
Next, you’ll need to add a touch of colour by painting or pasting wallpaper. Bright colours will give a sense of more light coming in and more space, darker colours will create a cosier nook for a games room or secret bar.
Installing lighting with a dimmer switch is perfect if you want to watch fi lms in your man cave. If your cave has windows, put up blackout curtains so you can relax undisturbed by the outside world.
Adding comfortable seating is a must. We’re talking about lazy boys, bean bags and reclining armchairs. Your choice really depends on the nature of your cave - rugged outdoor furniture might suit your style but a gentleman’s cave may benefi t from quality matching furniture. You may want to add in tables for drinks, a bookcase for trophies and personal e ects.
Wire in a surround sound system with a large fl at screen TV for sports, or a fi lm projector and pull down canvas screen for a home theatre setup. A mini-fridge is essential for cave fodder - keeping beers cold is a survival necessity.
The Jersey Construction Council members list has electricians, carpenters and interior designers to help you create your manly grotto. Time to sound out your barbaric yawp from the rooftops of the world – Ug ug.

THE ASSOCIATIONNews from the Jersey Estate Agents’ Association
WORDS John QuemardPresident, Jersey Estate Agents’ Association
A HUGE SUCCESS!
The Jersey Estate Agents’ Association is committed to raising the standards in estate agency in Jersey. For reliable information please see our list of members on this page or visit our website at www.jeaa.co.uk
Last month, the Jersey Estate Agents’ Association presented their fi rst local conference in partnership with The National Association of Estate Agents, which was held at The Radisson Blu.
Invitations were sent out to all local estate agents, with many non-members attending our biggest and most important event to date...
John Quemard, President of the JEAA, commented “We wanted to make this event something special and reach out to every estate agent on the island. We were very encouraged by the number of people who attended and the quality of the talks that were presented by the various professionals.”
The conference was opened by John Quemard who welcomed the delegates and highlighted the 50th anniversary of the JEAA, outlining the history of the Association since its humble beginnings in 1965 and the progress that it has made in recent years.
He went on to stress the importance of keeping in “close contact” with The National Association of Estate Agents as well as forming better relationships locally by working more closely together in the months ahead.
After which, both the President and Managing Director of The National Association of Estate Agents, who made a special visit to Jersey for the event, delivered their presentations and announced a new Regional Executive for The Channel Islands and their plans to provide regular training sessions to be arranged later in the year.
Further informative talks were given by guest speakers, Peter Seymour of The Mortgage Shop and Julie Melia and Anna Carter from
Ogier Property before the closing comments o ered by John Quemard.
The content of the presentations were very timely, instructive and well received by all in attendance.
With so much positive feedback received and words of appreciation, it is hoped that the JEAA can arrange a similar conference in the near future and once again invite non-members to attend.
The JEAA are so grateful to The National Association of Estate Agents, The Mortgage Shop and Ogier Property for their involvement in making the whole evening a success and o ering their continued support.
Going forward, our aim is to represent a higher proportion of Estate Agents in Jersey and in return, o er support, training and benefi ts to each of our members.
With the evening being such a huge success, it’s only a matter of time before we prepare for our next conference.
Finally, if you are an estate agent and are considering joining the JEAA, either as an individual or Company, please contact John Quemard on 879879 or email: [email protected]
