• 租客須在每個月份第一天上期繳付指定的租金予業主。Rental fee shall be paid by the first day of rental period

租賃條例簡介 Tenancy Agreement

• 租客須交予業主保証金，保証租客遵守及履行租約上租客所需遵守及履行的條款的按金。 The landlord will require the tenant to pay a security

deposit

• 業主須於收回交吉的物業或租客欠款後三十天內無息退還該保証金予租客 Upon

termination of the tenancy agreement and return of the rental

property, the landlord should return the deposit with no payable

interest within 30 days

租賃條例簡介 Tenancy Agreement

• 若租客拖欠需要支付的租金及 / 或其他款項超過 7 天或若租客違反合約內任何條款，業主可合法收回該物業而租約將立即被終止； If the tenant fails to pay the rent or other relevant fees over

7 days or fails to comply with the provisions, the landlord may

terminate the agreement and resume the property legally

• 業主可從保証金內扣除因租客違約而令業主所受的損失。 If the tenant fails to comply with the

provisions, the landlord may sue for damages.

租賃條例簡介 Tenancy Agreement

• 租客須在租約期內清繳有關物業的水費、電費、煤氣費、電話費及其他類似的雜費等。 Regular

expenses such as gas, water and electricity charges are usually borne by

the tenant

• 租客須在租約期內保持物業內部的維修狀態良好。 Maintenance the interior of the rental property

業主 / 租客 權益及責任General Obligations

• 業主須負責維修該物業內各主要結構部分( 包括主要的排污渠、喉管和電線 ) 。

The landlord is entitled to inspect the state of repair, take

inventories of the fixtures and carry out repairs

• 業主及租客各負責屬此合約一式兩份的印花稅一半費用。 Both of the landlord and the tenant should

bear the stamp duty cost
