“FINLARIG”

Situation

Finlarig was originally part of the renowned Rangers Valley Station. Situated in an area highly regarded for its productive blue granite soils. Bitumen road frontage to Rangers Valley Road, 5km to the New England Highway, 32km to Glen Innes or 29.5km to Glen Innes by the partially sealed Yarraford Road. Comfortable 3.45 hours south of Brisbane or 1.5 hours north of Armidale.

Outstanding senior educational facilities at

Armidale, along with a regional air service to

Sydney/Brisbane. Close proximity to large scale

feedlots and abattoirs. Easy access to local

saleyards and strong local shopping centres and

health care facilities at Tenterfield and Glen Innes.

Country

Finlarig has a long history of fertilizer application supporting above district average carrying capacity with the added versatility of cropping for livestock finishing or boosting farm income with silage or fodder crops.

Subdivided to 24 main paddocks, boundary and internal fencing has been well maintained with replacement of wooden battens in some fence lines and additional upgrading using iron posts enables the current sheep/cattle grazing program presently run on Finlarig.

Finlarig’s proximity to Rangers Valley Feedlot presents opportunity for silage, cropping and further pasture upgrading adding to Finlarig’s versatility and future potential with an estimated 400 hectares of arable farming area.

Finlarig comprises gently undulating loamy blue granite soils. Highly responsive to direct drilling and suited to all choices of agricultural production. The Stevenson Family have had a long stewardship of Finlarig selling outstanding quality cattle and noted productive medium wool sheep with a more recent emphasis on prime lamb production.

Finlarig is enjoying the benefits of recent spring rainfall and

inspects in good heart. Native box, apple gum, white gum,

peppermint and other introduced trees are scattered across the

property. Finlarig’s topography offers livestock protection in

the New England’s variable seasonal conditions along with

additional tree plantings.

Our District

Glen Innes in the picturesque New England district of NSW is strategically located at the crossroads of the New England and Gwydir Highways. A surrounding population of 10,000 people with excellent schools, festivals, sporting facilities and a hospital serviced by 3 doctors surgeries. The Glen Innes area has some of the most reliable, productive grazing lands in NSW with very fertile basalt and granite soils. It has an annual rainfall of 800mm-1000mm and altitudes ranging from 850-1400 metres. The mountain climate is “air conditioned” with ideal summer temperatures from 20-30 degrees with bracing winters of 0-15 degrees. Four distinct seasons and the natural beauty of the region complete with English, Scottish, Irish and Welsh localities makes Glen Innes and district rich in heritage and tradition. It features the Standing Stones—a National Monument to the nations Celtic pioneers, World Heritage listed National Parks and attracts gem and sapphire fossickers from across Australia.

Water & Rainfall

Records supplied from Rangers Valley Station situated west of Finlarig state a 10 year average of 839mm per annum of mainly summer dominant and reliable rainfall. Gum Hut Creek and Cam Creek are two of the numerous watercourses that traverse the property. Water for both cattle and sheep sees Finlarig serviced by a series of well constructed large dams; some spring fed and well conceived to attract maximum catchment.

Improvements

Improvements on Finlarig are a residence that has undergone renovations to its present 4 bedrooms with comfortable living areas. An adjoining car garage. Set in an expansive garden with a tennis court (unused) plus utility sheds.

A four stand shearing shed with adjoining sheep yards, a weather shed with 1000 head woolly capacity. Timber and

steel cattle yards set in close proximity to other working improvements.

Stocking Capacity

A conservative 3 dry sheep equivalent is the owners estimate of carrying. Varying with the present day sheep and cattle mix running on Finlarig at the time of inspection. The higher carrying country of the Northern Tablelands offers a cow to 4 acres carrying equivalent for producers looking to estimate cattle breeder equivalents subject to normal seasonal conditions. Annual applications of fertilizer have continued across the property for nearly 70 years.
