• Improves home and apartment energy and water efficiency in Brandon and surrounding communities for low income families

• Builds energy and water efficient low income affordable housing in Brandon

• Provides carpentry skill training to individuals with limited work experience to prepare them for the labour force.

• Provide apprentice training therefore increasing Journeyman Carpenter numbers in Manitoba

BEEP has been active since June 2007 • Completed 600 homes, and 494 apartment water retrofits

(October 2012) • Achieved an average of 40% reduction in water consumption • 85.2 Million litres of water saved annually based on 1,065

water retrofits • $266,250 annually saved on water costs ($250 annually per

home based on 1,065 water retrofits) • Achieved an average of 15% reduction in energy use • $171,600 annually saved on energy costs ($300 annually per

home based on 572 homes) • Greenhouse gas emissions reduced by approximately 1,716

annually (3 tonnes per home based on 572 homes) • Provide Brandon businesses with over $400,000 of building

material sales annually

As of November 9, 2012:

• 78 trainees that have benefited from BEEP training

• 21 trainees have gained full time employment in the labour force

• 7 trainees have pursued further education

• 19 workers currently (12 Trainees, 6 Tier II’s, and 1 Apprentice)

• All trainees previously unemployed and/or on EI or EIA

• Annual payroll supports 23 positions and injects $400,000 into the Brandon Community

Addressing Lack of Affordable

Housing Issue: Many low to medium income

people face two primary barriers to home ownership:

1. Housing costs are too high 2. Inability to raise the required

The innovative STEPP initiative goal removes financial barriers for low-income individuals who seek home ownership as they will secure a mortgage based only on a reduced construction price.

STEPP homes will be sold to successful applicant families in need of affordable housing, with the proceeds from the sale of the homes used to finance construction of future STEPP homes.

• Market appraisal $220,000

• Selling price is $150,000 with an additional CMHA 2nd mortgage of $70,000

• Mortgage estimate 4%, payments biweekly

• 10 years $150,000-$43,090= $106,910

• Housing market ↑ annually by 2.5% = $55,000 split 68% homebuyer($37,400)/32% CMHA ($17,600)

• Homebuyer combined return: 10yrs mortgage paid $43,090, if sell house receive 68% market ↑ combined =$80,490. If rented for these 10 years would have $0.

• CMHA combined return: 2nd mortgage $70,000 paid back from sale proceeds + 32% market ↑ combined=$87,600 used to lower price of next STEPP House. Process continues endlessly.

• Note: 10yr example however homeowner welcome to remain forever but financially their best interest to purchase in regular market when can afford b/c keep 100% market ↑

The 1st STEPP House at 439 Rosser Avenue East is completed!

The 2nd is near completion and the 3rd and 4th will be completed by the summer of 2013.

BEEP employees are responsible for the bulk of the STEPP House construction.

Employees excited with opportunity to gain experience in all areas of house construction, furthering skills acquired through BEEP energy and water retrofits.
