Editor’s Soapbox

Hello again. It’s a busy time in the franchise sector!

The end of the financial year is upon us with all that comes with that. I know we all love that budgets, bookkeeping and tax time.

As far as the sector activity goes, this is a busy time of year. If you are looking to buy a franchise, or sell one, the Brisbane and Melbourne Franchise Expos are in mid-July and later August, so it is a pretty important time of year for many attending or exhibiting at those. Good luck to all.

You will see a few tweaks we are making to Franchise Buyer for you. In particular, with our classified listings at the back of the magazine, we are adding a bit more detail on each one so you can conveniently gather more details at a glance.

We will keep rolling out some new changes over the coming weeks as well.

All the best! Glenn Walford founder and editor of Franchise Buyer www.franchisebuyer.com.au

Your Brand on ShowWith July and August looming large with the next two event instalments of the Franchising & Business Opportunities Expo series, we checked in with Event

Manager Fiona Stacey for an insight on the recent history and future of the event.By Glenn Walford

The rush to organize display booths with chairs, tables, TVs, brochures and giveaways is currently on in earnest by many franchise brands for the Brisbane and Melbourne expos in July and August, respectively.

In an event that has been running across and into its fourth decade now, it has certainly acted as a bit of ‘pulse check’ of the industry across that time.

As a keen participant for some years now, I have certainly seen many brands come and go and many return. Ultimately, the event is in place and survives on its ability to showcase franchise brand opportunities to a qualified audience.

With the event having a change of owner in January 2013 from Diversified Exhibitions to Specialised Events, the landscape has changed, but how much you may ask in this increasingly fragmented recruitment marketing world.

According to Fiona, “After hearing that the previous owners were looking to exit, I know that we were originally attracted to the event because we could see an opportunity

to improve it and build it back up to something that it once was. I had been heavily involved with the show a number of years prior for an extended period, so I knew it really well and the many people within the franchise sector as well. I had also been working with Tim Collett, who founded Specialised Events, on other events, so the timing was also good.”

It seemed quite apparent in late 2012 that the expo series was on the decline, and as a participant observation, it looked a bit tired. According to Fiona, this was something they knew they had to fix quickly.

“When we took over the business in January 2013, we set about making several changes that may seem relatively minor, but they made a difference. Among them, we

n worked on building exhibitor confidence in us by communicating with all who had exhibited in recent years that we were committed to making the shows great again;n reduced prices;n removed ‘add-on’ prices that increased the cost burden such as paying for power, loading costs and so on;

n refreshed multi-show discount offers andn increased marketing spend back into TV and radio and further.Tim and I also believe that a key difference was the

fact that we were more personally involved and in contact as opposed to a larger, less personal corporation running the event.”

It seems that there was no bigger challenge in that first year than having to re-schedule their first event under new ownership. Fiona explained how difficult this was for many in the sector.

“The first event we had was in Sydney in March, and we had only just taken over the business in January. Pre-bookings were low when we started and we just did not have enough time to get the event ready, so we had no choice. Pushing that event back to June 2013 and the problems it caused many was the biggest challenge so far.

From personal experience and anecdotal evidence we have gathered from many brands, there is little doubt in our mind that the expos run and perform better than they did prior to Specialised Events taking them over, but there is always more to do.

We are really happy with the steady growth of the show since we took it over. After the second year under us in 2014, it seemed clear that the message was out there that the shows were back on track.

Now in our third year of running the event, we have brands like RFG, Movenpick, Lenard’s and the like returning. We have had a number of shows completely sell out of floor space over the time, so we see that as an affirmation of not only the event but also the role an expo

can play in the marketing mix recruiting franchisees.”With every method in franchise recruitment

marketing always under the ROI microscope, the expo does not escape this scrutiny. Fiona is quite direct on this.

“Our biggest focus is to make sure we run great events that attendees and franchise companies want to attend. By focusing on that, just like we have from the start, exhibiting and getting face-to-face with prospects through us will remain a key part of a brand’s marketing mix.

We have added a seminar program with quality educational speakers as well as a smaller ‘soapbox’ theatre giving further opportunities to present and hear information on brands and other sector topics. These additions to the event play a key role, as ultimately we know we are measured by the number of people through the door for exhibitors to converse with. As well as adding educational value to the event, we have increased our presence and spend in all major media channels and continue to research and implement other ways of getting more and more people through the door at our events.Judging by our recent exhibiting space ‘sold out’ events, I think we are on the right track with what we are doing within the sector.”

CashflowIt© Adds ‘Full Range’ of FinanceProductstoItsOfferAfterNew Partnership AnnouncementWe spoke with James Scurr, Founder and MD of Cashflow It©, about their recent partnership with Thorn Group Limited and their new ‘full range’ of

finance products. By Glenn Walford

Emerging franchise finance specialist Cashflow It© has entered into a partnership with publicly listed finance company Thorn Group Limited. The deal

was finalized and announced to the market in May.James Scurr, Founder and Managing Director of

Cashflow It©, is excited about the future of the business with the significant benefits from the recent deal. “Thorn Group saw our activity and presence in the marketplace in a niche that they wanted to be a part of. The franchise niche, in particular, was attractive to them, as they did not have a great presence, and they recognized the growth potential in the sector. The reason their interest got my attention straight away is that Thorn Group is a leading provider of financial services for niche consumer and commercial markets. Being an ASX 200 company with over 80 years’ experience in the finance industry immediately stood out.”

According to James, the deal has a wide range of benefits. “This deal is great news for Cashflow It©, our current and future clients and the whole franchise sector, as it gives us the ability to utilize Thorn Group’s significant capital resources that we would have otherwise continually raise ourselves, which can be very challenging. The ultimate benefit for our clients is that we can now fund franchisees and franchisors on significantly more

competitive terms across a wider range of products.”In a significant shift for their business, James was quick to

elaborate on what the partnership means in the bigger picture. “We have now moved well beyond just offering an equipment rental solution that we initially entered the market with. This

partnership with Thorn Group gives us the ability to expand our finance solutions to the franchise market and meet the needs of our clients. We now offer finance products that rival many of the larger institutions and banking brands in the marketplace.”

Being an entrepreneur in a highly competitive sector, I also asked James about what the last 18 months has been like in establishing the Cashflow It© business in the marketplace. “It certainly was challenging but also very exciting. I am very grateful for

the support and faith that a lot of franchisors placed in our business and helped to establish us. However, I must admit that I never thought we would be at this stage so quickly and to have a company like Thorn Group investing in the business. I see it as a true tick in the box for our vision, which we have been able to achieve in a relatively short space of time. In the future, we are still solely focused on the franchise sector, and we are looking forward to continuing to work closely in helping franchisors and franchisees grow their businesses in this market.”

Business For Sale

In a desire to take advantage of other opportunities within the growing Chipmunks brand, the owner of the Birtinya, Sunshine Coast location, Ashley Noffke, has decided to put his top-performing business on the market.

We spoke with him recently about the business just listed for sale.

FB: How long have you owned this store for?Ashley: We are the original owners of the business from the first day it opened back in January 2012 and have been focused on steadily building the business since then.

FB: Why have you decided to sell it?Ashley: What we found over our journey is that we really love the challenge of starting and building businesses from scratch, so we are actually re-investing back into Chipmunks in other new locations. We love it!

FB: Your business is currently run under management. Could an incoming owner do the same or run it themselves?Ashley: One of the great things about the Chipmunks business model is that it has great flexibility to be run completely under management (like this location), or with the owner working daily on the floor. We have done both here, and to any new owner, they could do the same, as the team we have in place are great group of people who have been with us for some time.

FB: Is a well-trained team in place for the incoming owner?Ashley: Of course, you cannot have a fully managed site running well without a well-trained team in place. With the ability of our team running this business, the profit results are no surprise. The skills of our team are heavily focused in hospitality, which is at the core of our business. We have a chef in place as the current manager who delivers on all the crucial

operational requirements while running a great kitchen for fantastic food and coffee.

FB: What is a typical day for a Chipmunks store owner?Ashley: The best way I can describe it is that an owner working in the business is primarily focused on the customers and everything that underpins this. It is very much a customer service based business ensuring that everyone has a great experience, as that keeps people coming back time after time. It is so crucial. When you are not interacting with customers, you are preparing to host lots of them in the busy periods.

FB: How has the business performed since you started it?Ashley: The business performance has been strong since the first year of opening. Growth has been on the steady improve (as opposed to huge spikes) over the past 18 months especially. We can see an owner working in the business, and face-to-face with customers being able to grow it significantly more.

FB: What is the biggest opportunity for the new owner in the business?Ashley: It is great that, in the children’s entertainment sector, Chipmunks is a strong and identifiable brand. It is a great business model with fantastic support for franchise owners. Chipmunks Birtinya is the leading business of the brand in Queensland and has a strong proven trading history.

I know there are great opportunities to grow the business further. I see this especially in before and after school care given that the Chipmunks group already run this in a number of stores successfully.

For some companies, the word NO is just as, if not, more powerful than a YES. The number one killer of success in any sales model is time wasting!

That is to say, salespeople not knowing how to manage time-wasters and distractions or how to apply their time correctly. I call this scenario “The Black Hole Effect”: volumes of time going in but nothing comes out ever! By out, I mean productivity, tangible value, results and outcomes.

I talk at length about “Crazy Customers” and their damaging effects on time management and sales performance. The key to eliminating time-wasters is to get comfortable with saying the word NO. As a salesperson, you need to know your place, and that is in front of your customers. But not just any old customers, the right customers.

When I work with a sales team, I always look for ways they can maximise time, value and contribution. The first

Sales

place to start is understanding where they individually and collectively add the most value and then structure their time more in and around that activity. You then create support structures around them to allow them to execute.

To clarify, let me share a story with you. A couple of years ago, I worked with an IT company that had a solid solution and technical capability but little sales savvy and no clear and consistent sales process. In fact, there was not even a dedicated sales leader driving the sales channel. This meant that when the company was presented with a client opportunity - out of need and desperation, they would bend over backwards to win the business. But in doing so, they set the tone for the ongoing relationship — i.e., we give and you take. Now, this is OK to a point, but in this instance, although my client was winning large contracts, they were haemorrhaging red ink. This was caused by uncontrollable scope-creep and copious hours of non-billable work, which was sending them towards the hazardous rocks of insolvency.

After consult and insights session with the key stakeholders, my first recommendation was to get used to saying the word NO and investing time, energy and resources in the right customers by designing a sales process that sets the tone for the ongoing relationship and delivers value and buy-in from all parties at each phase.

The SecretSelling Ingredient

Warning: may contain traces of nutsBy Trent Leyshan

Deeply passionate salespeople are easily aroused by their customers. When they win a new contract, so intense their elation a little bit of wee escapes! Sure, they appear to be

seemingly normal at first glance, but if you peer a little closer, there is something peculiar bubbling beneath the surface.

These salespeople are not just fond of what they sell, they fantasise about it. Removing themselves from the stresses of the everyday sales grind — to escape to a safe and warm place. That is to say, loving what they sell and believing in it with abnormal passion and vice like conviction.

The best salespeople in the world believe (rightly or wrongly) the product or service they sell is superior in their market. Each word that leaps from their lips is lubricated with so much sincerity the customer is helpless to deny it and effortlessly seduced by it.

Some people call these types of sales professionals “evangelists”. I simply call them nuts! You will come across these “nutters” in your everyday travels. They can be found in almost all industries, varying company sizes and parts of the globe. Fearless, hungry, deeply passionate and driven, they will chew your ears off about what they sell and do. So certain, yes at times deluded, but always so bloody convincing!

Give me a team of nutty salespeople and I will show you an extraordinarily successful business.

To maximise their potential, what they sell must be genuinely valuable. This is nonnegotiable. Nutty salespeople and genuine value are a deadly mix. These people may be overly optimistic at times, but let us not tell them that. They are having so much fun and success that it would be a shame to spoil it for them.

example:CLIeNT: Can I have a price and proposal on this solution by Friday morning?

SALeSPeRSoN: I am happy to provide you with a proposal and the best price, but that would be toward the end of our initial conversation. Do you have 15 minutes now so I can learn more about your requirement and what you are setting out to achieve here?

CLIeNT: No, I just need a quote at this stage.

SALeSPeRSoN: Our experience tells us (insert credentials) that with the solution you are interested in there is too much “grey area” to simply guesstimate a price. And we believe you deserve service better than guesswork. How important is it that you get this solution right?

CLIeNT: Very important.

SALeSPeRSoN: What is the cost associated with getting it wrong?

CLIeNT: Hard to say, but considerable.

SALeSPeRSoN: I hear you. So you need the right information to make the right decision, yes? And based on our (insert credentials) delivering successful solutions in your space, we have a process to ensure this is achieved. If you have some time now or later, I am happy to take you through this process. Is now a good time or is another time more suitable?

CLIeNT: I am busy now, but can we make a time for early tomorrow, I would like to have my director sit in our this conversation to make sure we cover all areas?

SALeSPeRSoN: Great. How about 10am? And what is your director’s name?

CLIeNT: 10 am is fine. His name is Harry Highpants.

SALeSPeRSoN: Thanks Sally, I look forward to speaking with you and Harry then. In the interim, I will email you my contact details and some relevant information to review prior to our phone meeting. I look forward to speaking with you and Harry then!

You can see from the above example how simply The Power of NO works. You can apply it in a myriad of ways. It is not a power trip or tactic to alienate customers ― it is simply an approach designed to give you and the customer confidence. It will also help you to kill time-wasters (manoeuvre them accordingly), which enables you to have the right conversations with the right clients more often.

Just do not forget to always communicate the word NO in a way that benefits the customer. This is an excerpt from Trent’s first book “The Naked Salesman”.

When Automating, Don’t Neglect the Connect Be scared. They are here! Living among us. Listening. Watching our every move.By Trent Leyshan

Personal and marketable “connectivity” is, of course, all pervasive and ever penetrating. We sleep with our apps open by our side. But how deep does it really go?

I imagine asking parents, “Would you trust your baby with a robot — picture the sterile, insect-like claws cradling the infant and trying to offer the little cherub comfort?” Their response would be, of course, “No, thanks.”

The image of a robot trying to nurture a baby seems callous. This is interesting because this analogy is not unlike what many new, growing and evolving businesses in reality achieve by replacing people with technology.

Automation, spam and Email (instead of face-time) are all signs you are attacking your customers with robots. No emotion. No connection. R-O-B-O-T.

I am a relatively early adaptor. I fantasise about gizmos and gadgets as much as the next guy. However, I also understand the damaging implications of technology when bits and bites replace human interaction — where humans are required.

Harness technology (absolutely!) especially when it makes things faster, easier or more convenient for

your customers. But do not ask a robot or another type of machine to outperform a human when it comes to forming bonds and emotional connections.

Be careful, as humans can mutate into robots when they are devoid of passion and a genuine enthusiasm for what they do or sell. Cold, transactional and calculated. R-O-B-O-T. Help them stay human by finding their passion and infusing this into their customers with solutions that empower, enable and benefit them.

Instead of Email, try a conversation over coffee. Rather than a template, try a handwritten note. Make sure the customer truly feels your passion. When you meet for the first time, have a genuine objective to build rapport and connect, really connect. Be curious. Let them know you are not “the” robot — you are someone who explores, who seeks to understand, who cares and who makes a difference.

Robots can be manufactured en mass. Genuine, talented and passionate salespeople are rare. No programmed responses or typical sales code. You stand out as an exceptional salesperson by demonstrating your deepest personal traits and connecting as a member of the most important tribe of all — the human race.

Degani Continues National Expansion

We spoke recently with Degani Franchise Development Manager, Tanya Kanaris, on how Degani coffee is quickly expanding out

of its Victorian heartland.By Glenn Walford

With 70+ Degani locations in Victoria, the café/coffee powerhouse is on the move north. With its first Sydney location scheduled to open at Hurstville

in November, Tanya Kanaris gave us an insight into how that came about. “The owner of our first Sydney location is I guess what you could call our ‘typical’ Degani franchise owner. With a background in food retail, we’ve been working hard together for some months getting this business right for all. Our ‘norm’ is to work closely with our franchisees to get the location and everything else about the business right. This includes the café design, menu and more, and this location has been no exception.”

As Tanya regularly points out, the ‘Degani Way’ is to be as flexible as possible in working with incoming franchise owners in all aspects of there business.

In fact, in each conversation I’ve ever had with Tanya about Degani, the term ‘flexible franchising’ is always a key feature.

Tanya continues, “We have always believed in the concept of flexible franchising — it is our key point of difference. The business model behind the scenes is just as important as the one the customers see and experience, as this is at

20 FRANCHISE BUYER • June 2015 • www.FranchiseBuyer.com.au

Page 21: Franchise Buyer Magazine June 2015

the heart of the owner getting value out of and enjoying operating the business. Many of our owners have done the ‘hard yards’ as an independent food retail operator, and they see the value of getting the support and structure the franchise model gives them, but also to have the flexibility to fit with their local area is a big positive.”

Degani is also seeing this exact scenario playing out further north in Brisbane.

“Our first Brisbane location at Westfield Northlakes is also opening in October. It will be a family-run business who have run cafés and bakeries together previously. So for them, we also know that the ability to have a say in what their Degani café would serve to their market was hugely important. Right now, they are in development with us for the signature dishes they want to serve in their business. A true collaboration.”

In a bold approach to franchising, Degani does not like to say the word NO.

Tanya provides an insight on this. “Basically, the essence of what we are about at Degani is that why don’t like to say no. Our immediate reaction is to find a way where we can say yes to requests related to the business in its specific location for the business owner. That is the essence of the approach to flexible franchising. We take the approach that we want serious business operators ideally with food retail experience. What we have found is that people with

this type of background are attracted by and are excited about putting their stamp on their location but also have the security of a franchised business model backing them up. It’s the best of both worlds.”

This approach means that Degani is attracting a certain type of applicant for their franchises.

“We are attracting chefs, baristas, bakers and others with food retail experience who like our flexibility in shaping their own business. That’s how we like to operate and our history shows that we are in it for the long haul with sustainability as our focus.”

Why You Should FeatureYour Target Audience in

Your AdvertisingMarketing expert John Dwyer explains why relevant human interaction in

advertising is critical in the success of your business.By John Dwyer

One of the golden rules of marketing is to feature imagery of your target “audience” in your marketing. If you are trying to build a “tribe” (followers), then show photographs of other

members of your tribe. It just makes sense because people are attracted to people

who look and sound like them.Think back to your teenage years and remember how you

wanted to look pretty much like your friend — whether it was wearing uniform clothing, the latest shoes or your baseball cap turned sideways.

In order to get your attention back in those days, “pop culture product producers” simply showed the other teenagers wearing that cool stuff.

It amazes me how “few” companies follow this golden

rule, as the vast majority of businesses simply feature bland photographs of their products and services without once showing relevant interaction with a human.

Furniture retailers are the worst corporates, producing online and offline catalogues “without humans” ever featured. They have empty sofas, empty dining room tables, empty lounge room settings and empty desk.

Motor vehicle companies are not far behind in the “silly stakes,” with the majority of car dealerships showing empty motorcars.

Real Estate Agents Take the CakeI have spoken at numerous real estate agent conferences,

and at the risk of raffling a few feathers, I have highlighted this scenario.

22 FRANCHISE BUYER • June 2015 • www.FranchiseBuyer.com.au

Marketing

Page 23: Franchise Buyer Magazine June 2015

I have not yet come across a real estate agent who sells anything but “ghost houses.”

Have a look on www.realestate.com.au or www.domain.com.au and see if you can find any homes for sale that feature a “human being” in the photographs.

Real estate agents (who are supposed to be “marketers”) feature photographs of empty lounge rooms, empty kitchens, empty bedrooms, empty swimming pools, empty backyards, empty front yards and so on — you get my drift no doubt!

If I were selling a more than $1 million home in an up-market suburb and my target audience were baby boomers, I would be showing photographs of a couple of 50+ years enjoying wine on the balcony, a coffee in the kitchen and maybe stoking the log fire in the lounge room (if it were

winter).On the other

hand, if I were a real estate agent selling a funky townhouse in an inner city location for $400,000 and my target audience were Gen Y first-time home owners, I would be showing a 20- or 30-something couple having friends

over for drinks in the kitchen or entertainment area.Remember that “people are attracted to people who

look and sound like them,” so make sure, when you are putting together your next advertisement (online or offline), you feature members of your target audience in your communications.

This Goes for Your Website as WellObviously, given your website is your “Director of First

Impressions,” it is vital that you follow this mantra on your website as well.

Way too many times I see awful company websites that fail to feature photographs and videos of their target audience on their homepage and throughout their sub-pages.

If you are selling hearing aids to pensioners, it is going to be a lot easier for you to enjoy “cut-through” if you show people over 65 years of age endorsing the product, as hearing aids by themselves are not exactly a sexy fashion item.

Franchising

How Does a Franchise Owner Recover a Poor Relationship

With Their Franchisor?By Glenn Walford

We are all human, so from time to time we are all going to have some

troubles in our relationships in life. One of these relationships is, of course, the one between franchisor and franchisee.

It’s a fact, it’s life. We all need to learn to come to terms with this in the easiest and quickest way possible, because a bad relationship with your franchisor will generally cost a franchise owner more than it will cost your franchisor.

It is also going to happen at varying degrees of confrontation level. The main point is what are you going to do about it to recover the situation and get you and your business back on track.

I’m a big believer in doing whatever it takes, and I will tell you like it is minus the BS.

The main way to get your relationship back on track with your franchisor is to adopt a laser-like focus on growing your business.

1It does not matter who is to blame. Do not get into a standoff with your

franchisor, as you will generally be the one who loses more in some way. Behaving in a principle-based point-scoring way means your business will definitely lose out.

2The main way to get your relationship back on track with your franchisor is to

adopt a laser-like focus on growing your business.

3Ask for acknowledgment of the same by your franchisor (mostly field

representative). In each of your cases, you are not apportioning blame but asking and offering an acknowledgment of a less than helpful direction and environment for both of you. You have just established a common ground and effectively drawn a line in the sand.

4When you start moving forward in your working relationship, be certain not

to jump back to your old abrasiveness if something does not go your way, as this will set you well back and possibly even further than before.

5If your franchisor has ‘got back on board’ with you before after problems

and you let them down with a negative attitude toward them or do not follow through with commitments, then be prepared to have to prove yourself to get their trust back. Once again, it is about doing whatever it takes to grow your

business.

Glenn Walford is the founder and editor of Franchise Buyer. www.franchisebuyer.com.au

It really is a pretty simple process and approach to getting your franchisor backing you all the way.

It just takes an honest commitment by you to make it happen. You will always get a level of support as per your franchise agreement stipulation. However, to build your business into a thriving success, you need your franchisor field support fully engaged and passionately driving your business forward with you.

It gets even better, as if you have had a rocky relationship previously that gets turned around — you become an outstanding success story. An example of a poor situation reversed to a great supporter of the brand and system.

Remember, we are all human and we love to have our egos stroked by a personal success story that we made happen. Franchisors love having ‘trophy’ franchise owners they can hold up and say, “Be like them”. Imagine your field support looking at you like that — just think of the potential help and support you could then get over and above the norm.

This is so important because you are always looking for every single advantage possible.

Page 25: Franchise Buyer Magazine June 2015

Many people I have worked with tell me they have looked into franchising and are put off by the costs involved. They come to me to see if there is

a more cost-effective way to set up a franchise, and I simply tell them there certainly is.

Most business owners looking into franchising their business often assume it will generally cost between $50,000 and $150,000 plus the legal documentation to set up a franchise. They also assume lawyer’s additional costs can run as high as $45,000, just for the legal documents.

Many believe they are looking at a six-figure sum that they often do not have. They cannot always afford all the fit-outs and plant and equipment as well as the additional staff they will need for support, marketing, sales, etc.

You may well be one of these people. Therefore, in this first chapter, I will show you such high costs do not necessarily have to apply.

When converting a business to a franchise, there are three main tasks:

1. You need to create a franchised business structure.

Franchising will affect your whole business. You will be creating at least two businesses from the one you have now — one for you, the franchisor, to manage the whole group and one for your franchisees to deliver your product or service to your customers.

To begin with, you need to work out:l How your franchise will be structuredl Which part of your business will become the new

franchise outletl How the marketing will be done and by whoml What fees and charges are reasonablel How you will recruit, train and support your

franchisees.

2. You need to prepare the operations and procedures manuals.

This list of things to do goes on, and many of the decisions you make through this process will be included in your Franchise Agreement and your detailed franchise manuals. These set out how you, the franchisor, will manage the group and how your franchisees will deliver your product or service to your clients.

3. You need to prepare the legal documents. These need to reflect the specific arrangements between

you, as franchisor, and your new franchisees. This work cannot be escaped and it has to be done.
