1. 1. The client brief The client brief 

The client brief is a document t hat is used as a starting

point in designing a home, and is formed first by t he

client and t hen refined wit h t he help of a building

designer.The goal is to designhomes t hat are beautiful

and functional, t hat reflect each homeowner's lifestyleand needs.

2.The Design brief 2.The Design brief The design brief of t he building may start off very general in its

requirements and may become more detailed as t he project develops.

An example is given below.

Family spaceNeeds to be open to kitchen wit h direct access to t he main verandah and backyard and

enough space for one 3seater lounge and two one seater

There should be a large open area for Lego playing and wrestling wit h enough space for

a large rug 2500mm x 4200mm

This space needs to have an easy clean floor

Lots of built-in storage required

Kitchen

Lots of bench

space, good ligh

ting directly over work areas (sink, cook top, coffee makingarea)

Space for a window seat for homework time wit h t he children

Large pantry t hat can house t he existing fridge as well

Pot drawers everywhere wit h soft closers and lots of space to store appliances such as

t he bread machine etc.

An appliance cabinet to house jug, mugs, coffee and tea as well as toaster - t he cabinet 

needs to have 2 double gpos.

Dining

Needs to house a dining table 1800 x 1800mm - allow 1000mm around table for chairs

A feature pendant lights need to be centered over t he table space

This area needs to be a room close to kitchen t hat can be physically cut-off from family

and kitchen area

Entry

This area should be large enough to greet and

organize a group of 5 visitors at a single time

A cupboard is required to accommodate visitors

items as well as kids school bags and shoes

From t his space you should not be able to see any

ot her area of t he house

Main bedroom

The entrance to t he main bedroom should be

private from noisy areas such as t he family room

The main space needs for bed wit h 1200mm of 

circulation space on eit her side of t he bed

There needs to be two areas of wall t hat can

accommodate a dressing table and a large painting

Bedroom 2

Space for a double bed wit h 1200mm

circulation space on eit her side of t he bed

Space for a small double lounge and TV.

Bedroom 3/guest bedroom

Enough space for double bed

Small cupboard only required

En-suiteNeeds to be acoustically private from t he bed space - insulate all surrounding walls and

well ventilated

Area requires one pedestal basin, one toilet suite, one urinal, one heated towel rail, four

mirror cabinets, frameless shower space, free standing bat h 

Dimmer on one light 

Bathroom

Large mirrored wall so t here is no fighting

for mirror space a teet h cleaning timeLots of storage

Large shower so kids can shower at t he same time

Needs to be roomy enough to sort family washing into color piles

This space needs to house a dryer and a washer and requires close external access - room

needs to be naturally ventilated

The space will house a 6 seater table and two sun lounges

A double carport is required t hat has security light on sensor

Explains all t he spaces described above It is simply a table of t henamed spaces .

Estimates t heir likely size. What size are t hese spaces? Are t hey too

big or too small? How many square meters are t hey?

� For instance, having t he kitchen near t he garage allows t he owner to carry

groceries in from t he car quickly,

� Having a family room adjacent to t he kitchen brings t he whole family

toget her while t he dinner is being prepared.

�Having t he bedrooms separate from t he television area allows some to sleep

while ot hers are watching TV.

Site study :A topographical survey should shows t he location, size,

and type of certain trees.

After t he internal requirements t he design will also be shaped greatly by its

context . The design process involves gaining all t he information we can not 

just about our site, but also neighboring properties and t he locality.

The site plan should show t he following:1.Any tree over t hree meters in height and its exact location

2.Sewer, storm water, drinking water, electrical, and gas main locations and

access points

3.Neighboring house "set backs"

4.Boundary lengt hs, locations and junctions

5.Contours at 5 meter intervals are necessary for sloping blocks

The planning should also take care of t he orientation to minimizet he solar heat gain

Once t he site information has been defined, design development of t he home

can begin. From t he site plan, t he setbacks and easements show where t he

home may be placed. The home must be designed to fit wit hin t hese

parameters.The topography also defines how t he house will be positioned.

Lighting interior/exteriorThe lighting should be soft and diffused .The well designed lighting can make

t he room alive and make it visually comfortable
