Shorter mortgageis money in yourpocketAs of July 19, 2012 the federalgovernment made changes tolegislation reducing all insuredmortgage amortization from 30 yearsdown to a maximum of 25 years.
For those getting into homeownership later in life, a longer amortizationcould mean making payments into retirement.
This is not the first timemortgage amortizations have
been limited to 25 years.Industry veterans know people
still bought homes before theamortization rules were relaxed andtheir main goal was to pay off theirmortgage as soon as possible.More recently, attitudes have
changed, and these new rules willhelp us regain that focus and helpus to avoid carrying a mortgageinto our retirement.The new generation tends to put
homeownership on the back burnerand may not get on the propertyladder until their 30s. If you are inthis position, mortgage amortiza-tions of 35 or 40 years mean youcould still be paying off yourmortgage into your retirementyears. With the limiting of amorti-zations to 25 years, you will bein a better position to enjoy yourretirement.Reducing amortizations from 30
years to 25 years (this reductionapplies to default insuredmortgages only) means that forevery $100,000 of your mortgage atan interest rate of 5%, yourpayment will go up by $47.91 amonth. However, you will also savemore than $17,000 in interest costsper $100,000 over the lifetime ofyour mortgage.Think of what that kind of money
could buy; for instance, putting itinto RRSPs could significantlyimprove your financial situation inretirement.This is money in your pocket
and peace of mind that you willbe mortgage-free sooner.
Will these new rules makequalifying for a mortgage moredifficult?In most cases it should not
prevent you from purshasing yourhome, but you may need to built alarger down payment to keepwithin the bank’s debt servicingrequirements. Ensuring you canafford your mortgage is veryimportant – you don’t want anysurprises if interest rates rise.A great way to protect yourself
from rising rates is to lock in yourmortgage rate and by choosing afixed-rate term, you will beprotected until your mortgagecomes up for renewal.Akey piece of advice is to consult
with your mortgage specialist –start planning now and build yourstrategy to make the move fromrenter to homeowner.

Some basic steps to prepare your�House for Sale:• Wash all interior & exterior household light fixtures / wipe light bulbs /remove cobwebs / clean windows & window sills.
• Curb Appeal: stand at the roadsideand scrutinize the appearance of yourhouse & property.
• Maximize your space: since you arein the process of moving, rent astorage unit to place unnecessaryfurniture & bikes & stuff.
• De-Clutter: if you don’t need it,donate it or store it somewhere elseuntil your house is SOLD.
• De-Personalize: pack away personalphotographs & family heirlooms &jewellery. Keep in mind that you’reselling your home and not your stuff.
• Re-Arrange all bedroom closets & kitchen cabinets & bathroom linencloset & kids’ toys.
• Make minor repairs & touch up with paint. Freshen up rooms withneutral paint colour.
• Make a good first impression: add a fresh coat of paint to the front doorand entrance area.
• Add flowers in summertime: fresh potted flowers near your outsideentrance, in the same colour scheme, offers organized pizzazz.
• Clean your gutters in spring and summer, but mostly in the fall.

• buyers have made an opinion in the first 2 minutes of walking throughyour home.
