when it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

in 1997 I moved into what I still consider my favourite apartment of all time. The rent was low and the space was huge. It had soaring ceilings, pine plank flooring and a distinctive architectural flair. Living my

dream, I was a writer living in a gorgeous apartment in the heart of the city. In 1999 an amazing opportunity arose. I would be able to move to Costa

Rica – just me, my laptop and a beach. How could I say no? But how could I give up my apartment? I’d only be gone six months, but six months of rental payments on top of the expenses of traveling wasn’t feasible.

Thank goodness for subletting. It wasn’t easy, especially in the days before Facebook and Twitter, but I put the word out and I found someone through a friend – he was the perfect fit. With my friend’s glowing recommendation I felt comfortable leaving him with all my worldly belongings and my beautiful apartment. Of course I’d still need my landlord’s approval. He was receptive to the idea, ran a background check and approved.

My subletter and I wrote up a contract about obligations for rent and duration of time – agreeing on what would happen if there were any damages to my belongings or the property. I went on the journey of a lifetime without worry. When I came back he’d found a perfect new place and moved on.

With Renters Guide in hand you’ll find that perfect place, I hope it will be your favourite apartment ever! Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

it’s spring, and the Food Banks shelves sure could use some restocking. Buy an extra tin of tuna, box of cereal and stock up on a few extra canned veggies, then sift through your pantry for extra jars of food to help out.

Apartment associations across the province are making it easy for you to do your part by collecting donations on April 23th in the 13th Annual Spring HOPE Food Drive. HOPE stands for Housing Owners and People Everywhere, a real sense of a community looking after each other.

Thousands of residents in buildings across Ontario will have collectors coming

through from 6.30 to 9 pm on April 23th. The lovely thing is that food stays within

the community where it’s collected so residents should feel good that they’ll be

supporting neighbours. Hunger can affect anyone in need – it doesn’t discriminate by

age, background or neighbourhood.

Food is contributed to support local food banks. It helps the people right in the

community it’s collected. These Food Banks literally rely on this drive to keep shelves

stocked and bellies full. According to Gail Nyberg, executive director of the Daily

Bread Food Bank, this food drive is one of the most important because of its timing. “It’s a time of year when the shelves are depleting,” she says. “The infusion of food restocks our shelves.”

The most needed items are the staples: rice, peanut butter, tins of fish, lentils, cereal – anything with good, substantial nutritious value. There is also always great need for baby food and products. Do what you can, even if it’s just a single item sitting at the back of your shelf that you know isn’t going to be used. And if your building isn’t participating, you can still make a donation directly to your local food bank.

“The food drive receives incredible support and participation is up,” says Bonnie Hoy, rental industry professional and principal of Bonnie Hoy and Associates. The Spring HOPE Food Drive actually began 13 years ago when her daughter, Beverlee Hoy, recognized the opportunity that apartment buildings could offer. Together with partnership from the Greater Toronto Apartment Association they made it a reality!

The last 12 Spring HOPE Food Drives have been such a success that the inspiration has spread. This year the British Columbia Apartment Owners and Managers Association (BCAOMA) is following the example of Ontario regional apartment associations and taking part in the Spring HOPE Food Drive in support of the Greater Vancouver Food Bank Society. Next year should see the Spring HOPE Food Drive go national, with interest in participation from the prairies and the east coast!

All beiged and greiged out? Me too. Strong colours and rich hues are alluring and on-trend. While few people are willing to

Get yourself into an apartment-hunting frame of mind and onto a successful search with these tips.

quicktips

ApArtmentFinding primer

TheRentersGuide.ca

TheRentersGuide.ca

TheRentersGuide.ca

TheRentersGuide.ca

1 Get yourself in a gung-ho

apartment search frame of mind.

You will be making a lot of phone calls

and leaving many messages. If your

messages aren’t returned the next

day, you should call again. If you don’t

have a local phone number, make one

available to the caretaker/property

management company.

2 Keep your chequebook with you.

When you see an apartment that looks

good to you, you are going to have to

decide and act upon it quickly. Good

places do not stay on the market long!

People constantly lose good places

due to indecision.

3 Collect all of your rental information

before you visit your first vacancy.

4 Have a credit report with you and give

yourself an edge over the next guy.

Landlords will be impressed by your

organization and preparedness.

As well, you’ll save money by not

having to shell out for each and every

landlord that requires one.

5 Dress and groom as though you are

going to a job interview.

In many respects it is the same.

Landlords of really good units usually

have their pick of several applicants.

They are looking for:

• Someone both able and responsible

enough to pay rent on time.

• People who will treat them and their

property with care and respect.

• Quiet tenants who will not be

disturbing to other tenants or

neighbors.

6 Always keep your appointments

and always show up on time.

No-shows are a major source of

frustration for building managers and

landlords.

7 Don’t get discouraged!

Finding a great place is not easy, but

it is well worth the effort. Keep your

chin up, get back on the phone and

remember to always sound cheerful!

Good luck with your search!

Why does the return of longer days and warmer temperatures trigger an urge to purge our homes of

clutter and engage in cleaning them from top to bottom? In climates with a cold winter, spring was traditionally seen as the best season for dusting because it was getting warm enough to open windows and doors and the high winds could carry the dust out of the house. In winter-weary Canada, the good weather means we can finally relegate our boots and heavy outerwear to the back of the closet. And just as birds can be seen fashioning their nests in the spring, so does a similar instinct to freshen up and “feather” our own nests suddenly manifest itself.

Spring cleaning

In tackling your own apartment, organize the task into de-cluttering and cleaning and spread it out over a period of several weeks. Before getting started, make sure you have all necessary cleaning supplies on hand (broom, vacuum, mop, bucket, cleaning cloths and enough cleaning products).

De-clutteringThoroughly clean all boots, footwear and outerwear and clean out your coat closet. Go through your collection of hats, gloves, and scarves, washing and cleaning where necessary, discarding odd gloves and organizing all into storage baskets. Wash your boot tray or hallway mat and put away in a closet until next winter.

Remove everything from your pantry and straighten up all your dry ingredients, discarding stale boxes of cereal, cookies, crackers, etc. Take an inventory of what you need and replenish with fresh spices, oils and other staples. Check under the sink and refresh your supply of sponges, cleaning products and other supplies. Go through your dishes, cutlery and cookware, discarding odd, broken items or things you never use. Treat yourself to a trip to a kitchen supply store and

40

Page 49: Kitchener Renters Guide - 13 Apr., 2013

purchase something that will make food preparation and serving easier, such as a good set of storage containers, some new glasses, or a special serving piece.

Spring is a good time to go through your books, CDs and DVDs. Is it time for a new media storage unit or bookshelf? Apartment storage space is limited and you don’t want to become a pack rat. Does your coffee table look like a war zone? Move everything off of it and re-evaluate what you want it to be, a focal point for the room or a catch-all for your books and papers.

Go through your upper and lower bathroom cupboards, discarding all expired cosmetics and other products. Replace and replenish soaps, body wash, shampoo, sunscreen, paper products, etc. Check the condition of your towels – if you can afford it, spring is a good time to invest in a set of new ones.

Take time to re-arrange your wardrobe, so that warm weather garments are more accessible. Wash or dry clean garments before storing them in zippered bags. Go through your closets, drawers, shoe collection, cleaning, polishing, repairing and discarding where necessary. Donate apparel you no longer use. Some apartment buildings have charity drop boxes right on the grounds; if yours doesn’t, take things you no longer need or use to a shelter or resale centre.

cleaningTurn off your refrigerator and begin by cleaning the dust off the coils (these are usually at the bottom, under the grill). Clean with a vacuum attachment or damp cloth. Remove everything from inside the refrigerator and wash the bins and shelves in hot soapy water, drying thoroughly. Defrost the freezer and wipe the interior with a solution of 2 tbs. baking soda per 1 litre hot water.Clean all the surfaces of the kitchen, including the walls, backsplashes, tops and doors of cupboards and the oven.

Clean out your files, reviewing bank statements, paid bills, contracts, household inventories, warranties and other personal documents. Clean your computer keyboard with a cotton swab; wipe the screen with a special cloth and spray cleaning solution.

Thoroughly clean or replace your mattress pad. Replace winter bedding with lighter, warm weather blankets. Clean your pillows to rid them of mould, bacteria and odours.

If you’ve been using your balcony as a storeroom, now is the time to move those snow tires, bicycles and other large items out of sight. On a warm day when the sun is not shining directly, go out and clean your balcony sliding door. Mix up a solution of one part white vinegar and one part hot water. Using a large

sponge, rub the glass with the water and vinegar solution to rub away the dirt. Wet a squeegee and wipe the glass thoroughly. Wipe the surfaces with lint-free cloths such as cloth diapers or other cloths that have not been laundered with fabric softener which will leave a residue. Clean the frames with all-purpose cleaner or more vinegar and water.

Wipe down or vacuum all furniture and other surfaces, such as windowsills and baseboards. Clean window coverings and rugs. Check the batteries in your smoke detector and ensure they are fee of dust. Moving all the furniture to clean around and underneath where possible, dust and vacuum every room in the apartment, then wash and mop all floors. Open the windows and let the fresh air and sunshine in. Now, sit down and relax and enjoy the pleasure of your clean apartment!

Bring your own reusable bags to the store when you shop. Make a habit of carrying a small one in your handbag or leave a few in your car.

Use a cloth instead of paper towels and napkins.

Use covered storage ware and cookware in the kitchen instead of aluminum foil and disposable pans.

Break the habit of using plastic cutlery, paper plates and cups and invest in a washable set of plastic ware for parties, picnics and on the balcony.

Avoid pre-packaged fruits and vegetables, individually wrapped snacks, juice boxes and single-serving snacks, which are the cause of most of the litter that degrades our parks and public spaces. Invest in a set of reusable mesh fruit and vegetable bags that you can use for shopping and home storage.

Make your own cleaning supplies: Making your own cleaning products saves money, time and packaging and dramatically improves your indoor air quality.

Pure soap, baking soda, vinegar, lemon juice, borax (washing soda) and a coarse scrubbing sponge can take care of most household cleaning needs. Be sure to purchase a couple of refillable spray bottles from the hardware store.

For an all-purpose cleaner, use a mixture of ½ tsp. washing soda, ¼ tsp. liquid soap, and 2 cups hot tap water.

A good natural glass cleaner can be made by mixing ¼ tsp. liquid detergent, 3 tbs. vinegar and 2 cups water in a spray bottle.

coMpost and recycle: In most cities, apartments send way too much garbage to landfills. Learn what can be recycled in your municipality and commit to making recycling a regular habit. In Toronto that includes everything from egg cartons to tetra paks, styrofoam trays and plastic containers. Properly dispose of used furniture, electronics, clothing and household items, batteries as directed by your community.

Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. Just a few small changes in your lifestyle can make a big difference in the quality of the environment for everyone.

Living in an apartment instead of a house, is an environmentally friendly use of space and resources. Many of today’s rental buildings have

been updated with energy-efficient windows, furnaces, appliances, lighting and plumbing fixtures. But it’s up to you to do your part to reduce energy use wherever possible and conserve precious resources like water.

save energy and save Money: Use fans during the summer to keep air circulating through your apartment.

Replace incandescent bulbs with compact fluorescents, which use 75 per cent less energy and last longer.

Turn off all lights, unplug appliances and electronics, or use a power bar when not in use, at night or when you leave your apartment. Electronic devices that have transformers or “instant on” features are known as “power vampires” because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use.

Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water.

Dry some of your laundry on a drying rack to save the energy used during machine drying.

Keep the heat in during winter by drawing your drapes or window coverings during the day. In summer, keeping the windows covered will help to keep your apartment cooler.

Clean the condenser coils on the back of your fridge at least once a year.

conserve water: When doing laundry, adjust the machine setting to the size of the load.Report any leaky faucets to your property manager. The city has to treat water with chemicals and use energy to pump it back to you.

Take shorter showers.

Never let the water run when brushing your teeth: fill up a small cup of water instead.

When washing dishes, fill up the sink with soapy water and immerse your dishes. Set on a drying rack, then rinse, instead of letting the water run continuously while you wash and rinse each dish. If you have a dishwasher, run it only when full.

Banish plastic water Bottles, disposaBle iteMs and excess packaging: Keep a pitcher of cold water in the refrigerator instead of running the water until it gets cold.

Use a reusable water bottle for water and a travel mug for coffee.

Moving

MAKE MOVING comfortable for seniorsby Dan Hopkins

TheRentersGuide.ca

TheRentersGuide.ca

TheRentersGuide.ca

TheRentersGuide.ca

Moving an elderly loved one can be tough. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’.

Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the United States population will reach retirement age within the next five years.

The children and families of the ‘Baby Boomer’ generation - people born between 1946 and 1960 are already helping their loved ones move into downsized or elderly assistance accommodations and often are not emotionally prepared for the task at hand.

Senior loved ones can be very set in their ways and often are not well equipped to express their emotional frustrations in a constructive way as moving day draws closer.

It all can seem like a daunting task.

Over the years, we have packed and moved many seniors and the important thing is to stay organized, be patient, calm and respectful throughout the move process.

If you are moving a senior loved one into a retirement facility or an apartment, you should first contact the management to find out what they are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.

54

Page 63: Kitchener Renters Guide - 13 Apr., 2013

Use boxes designed for the items you are packing. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.

Check clothing before donating. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often hide small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they hid it.

Two Men and a Truck – Canada is committed to exceeding customers’ expectations. We follow ‘The Grandma Rule’ and treat everyone the way we would want our Grandma to be treated – with care, respect and dignity.

ReMeMbeR:Organize and Start packing several weeks in advance. If your loved one is moving from a large home to a one bedroom apartment, there will be more furniture than needed. Get a floor plan of the new space and help your senior plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a child or grandchild.

Sort before you pack. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near.

Pack and clean as you go. When helping sort and pack your senior’s belongings keep in mind that their eyesight and reduced mobility prevents them from doing regular chores and can result in poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental.

You’ll will need more time than you think. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow your loved one time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories, there will come a time you will be glad you did.

Make their new space feel familiar. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.

Wrap small items in coloured paper. This prevents items like knick-knacks from becoming lost or thrown out.

Label boxes on top and sides. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as

‘fragile’.

Pack all electronic equipment in their original boxes. Otherwise use low-static bubble wrap when packing these items.

Always use packing paper. When wrapping fine china and precious items, don’t use newsprint because the ink can bleed.

Seal all boxes with packing tape. This makes it easier to stack and protect your senior’s belongings.

So, is term insurance better than permanent (whole life or universal) insurance? Whether you buy “term,” “whole life” or “universal life” insurance will be dependent on two primary factors:

the amount of insurance you need, andhow long you need that insurance to be in place.

Term insurance provides protection for a predetermined period of time (perhaps 5, 10, or 20 years) or until a certain age. However, many term insurance plans end at a specifi c age, such as 65, 70 or 75. With men and women living considerably past that age, if you’re looking for longer-term protection, term insurance won’t cut it.

With term insurance, when the term of the contract expires your coverage ends unless you renew the term. Each time the term is renewed,

fi nances

BY GAIL VAZ-OXLADE

Term vs Permanent INSURANCE

People think insurance is a ripoff and expensive. It doesn’t have to be. Let’s use the example of $300,000 in insurance on a man (since they’re more expensive) who doesn’t smoke. If you were

to buy a 20-year term policy, protecting your family from age 25 to 45, the premium would be only $287 a year, or less than $24 a month. Hey, we’re talking a case of beer here. Wait until you’re 39 to buy the same policy and your costs go up to almost $400 a year, which isn’t exactly a budget killer, unless you want a permanent insurance policy. Then the difference in the numbers is more signifi cant. Buy a permanent policy at 25 and you’ll pay about $1645 a year or $137 a month. Wait until you’re 39 and the price goes up to $3025 a year or $252 a month. TheRentersGuide.ca

the premium is adjusted upwards. So on the term policy above for the guy who bought a 20-year term at age 29, if he needed to renew for another ten years, the premium would jump from $304 to $552.

Think of term insurance as an expense, like rent. While it will give you comfort and peace of mind, it accumulates no residual value. If you want coverage to last your lifetime or want to use insurance to build assets, term insurance isn’t the right choice.

Term insurance is cheaper than permanent insurance, but that’s because the statistics are in favour of the insurance company with term insurance. With permanent insurance the company is going to have to pay out, it’s only a matter of when.

Whole life and universal life insurance are permanent, remaining in place until death. With whole life policies, the insurance company does the investing. (People debate that they don’t do a very good job of it, but they are purposely conservative, and with the recent swings in the market, you can see why.) With universal life, you have much more control over the types of investments the money is going into. The premium is generally the same for the life of the policy, so the annual cost can be low if taken early in life (when the risk of death is low), or very high if taken late in life. If term insurance is rent, then permanent insurance is a mortgage payment; in the early years there isn’t a lot of asset accumulation, but over the long term the pot will grow nicely.

Most whole life policies have a “reserve,” which can be refunded if you cancel the policy before your death. This reserve is referred to as the cash value of the plan. You can also borrow against this cash value at an interest rate set in the policy. However, if you haven’t paid it back, the money owed will be deducted from the death benefit.

So, back to the question, “What kind of insurance should I buy?” The best place to start is with the amount of coverage you need. Let’s say you’ll need $125,000 to pay off your mortgage, $5,000 to

cover your funeral expenses, $15,000 to cover legal and accounting bills, and an additional $100,000 to cover the capital gains your estate will be hit with. All together, you’ll need about $245,000. Buying a policy with a lower payout clearly won’t serve your needs.

The next thing to look at is how long you’ll need the coverage. Some of your needs may be short-term. Declining term insurance is often the most cost-effective way to cover mortgage debt. On the other hand, the need to meet your funeral expenses and minimize the tax hit on your estate is permanent. So permanent insurance will be your best bet here.

Remember, since the premium on your permanent insurance will remain the same, while the premium on term insurance will rise each time the policy is renewed, the cost of term insurance will appear far less expensive in the early years of a policy. Compare the lifetime cost of both types of policies (remember to compare similar features and benefits – apples and apples), and then make your decision.

Another interesting fact: with some policies, you can buy the right to convert

your term policy to a whole life policy at a later date. So if you decide to start off with term insurance to protect your young family, and then decide to convert to a whole life policy when your needs change and you have more money, your health won’t be a factor in setting the premiums. However, your age will be and the older you are the more your insurance will cost.

Shop around when looking for life insurance. Get several quotes, make sure you’re comparing apples with apples, and buy the policy that best meets your needs. Resist the urge to over-buy, but don’t sell yourself, and your family, short either. Evaluate your future earning potential and your family’s ongoing needs realistically, take inflation into account, and then buy enough insurance to meet your needs.
