if finding a new place is still top-of-mind, we hope you’ll find this issue helpful.
As you visit each location, be sure to get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. living in an apartment means being a part of a community. Whether the building has a couple of units or a couple hundred, there are a few basics to make community living a lot more comfortable for everyone.
While your home is your castle, you share walls, floors and ceilings that attach your castle to other people’s castles. Of course you don’t live in a bubble, so things like noise and odours need some forethought. It’s not just inside your suite, but also in the hallways.
Being part of a community means there are people around using many of the same building features as you do. While you don’t have to become Facebook friends with everyone you meet in the hallway, being friendly and even lending a helping hand when you see someone struggling with parcels or running for the elevator can go a long way.
The benefits of being part of the community can be incredible. Borrowing and bartering with neighbours can save a lot of time and money. Finding babysitting should be a breeze. Carpooling is a lot more likely living in a larger building. Getting together to use the building’s amenities can really pay off. You may be able to get a yoga instructor or a group rate for a trainer if you’ve got fitness facilities onsite, and set up weekly games nights or even community socials! Renting is more than just a home, it’s a lifestyle!

WHETHER YOU LIVE ALONE OR HAVE A FULL HOUSE, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.
The ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place.
The ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.
Someone else’s clutter got you down? We’ve all heard that opposites attract, but if your partner’s organizing style is drastically different from yours, it can be frustrating for both of you. Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship.
Has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it.
Leave with everything you need Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys, and dry cleaning. Add a different-colored plastic dishpan for each family member or use attractive square baskets clearly labeled
with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning.
His and her filing systems minimize conflict If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles (as I mentioned, opposites attract). To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it.
On schedule Keep a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.
Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.

Start with a good map of the general area – either printed or virtual– and make a list of potential neighbourhoods in which you could consider searching. While Canada is a diverse society, many neighbourhoods contain high concentrations of particular ethnic groups and you may feel more comfortable living in a neighbourhood where you will find people with whom you share a cultural or religious heritage. If you have friends, relatives or co-workers who live in a particular area ask them what they like about the area they are living in; this will help you decide if it’s right for you.
If you are moving to begin a new job, your employer may be able to collect information on your behalf. Prime locations, especially those near public transit or major highways often cost more but offer many advantages, such as reduced commuting time.
Use the Internet to research potential neighbourhoods. Many real estate professionals have online neighbourhood directories that will give you some background about the special character and features of a neighbourhood you might want to consider. Prepare a list of locations that best match your personal needs and then add secondary locations that you would also consider. When evaluating a prospective neighbourhood the most important factors to consider are:
If you are looking to relocate to another city or province due to work or school, the Internet (Ed’s note: homeTRADER.ca is a great source) offers many sites that provide listings of apartments as well as information about the general rental climate in any given area. Depending on the site you may be able to search by province, region or major cities. Some specialized rental sites may include photographs, descriptions, links to floor plans and even virtual tours. Narrowing your search down to two or three neighbourhoods at the beginning will help simplify the process.

SMALL SPACES ARE MORE AND MORE COMMON,and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage.
TIP #1: START WITH A RIGHT-SIZED SOFAThe sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space.
TIP #2: USE CLEAR FURNITUREWhat’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view.
TIP #3: WALL-MOUNTED LIGHTINGA layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa.
TIP #4: WORK WITH PIECES THAT ARE MULTI-FUNCTIONALIn a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution.
TIP #5: WORK WITH SMART STORAGE SYSTEMSGreat interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

Spring is traditionally a time to freshen your house from
