The Cabrini Centre, originally constructed in 1969, is a twelve storey cast-in-place (CIP) concrete structure with amechanical penthouse and basement incorporating a total floor area of 8303 m2. The building is mainly clad with aclay brick finish and pre-cast concrete panels. The main floor consists of a 2599 m2 with above 415 m2 tower floors including the recreation floor, office floors (floors1, 3, 4, 6) and nurse residency floors (7, 8, 9). Renovations have occurred in the building in 1997 to the sections of thebuilding used for the nursing school on the main floor and in 2008 on the recreation, 1st, 3rd, 4th, and 6th floors of thetower. A daycare is located on the main floor and the 10th floor is mostly demolished with some rooms being leased tocellular companies. The 2nd and 5th floors are now mechanical interstitial floors with most of the partitionsdemolished. Mechanical rooms are also located in the building penthouse and in the basement.

General Summary:

Structural Summary:Structural drawings were not available for review during the assessment , however the building's foundation reportedlyconsists of cast-in-place (CIP) concrete strip footings, concrete piles, and concrete foundation walls. The upper floors areCIP concrete floor slabs supported by CIP concrete columns and beams. The bottom most floor consists of a concreteslab-on-grade (SOG). Interior structural walls consists of CIP concrete and concrete masonry units (CMUs). Thestructural framing of the roof is CIP concrete supported by interior and exterior walls. The gym roof deck consists of apre-cast concrete, double-T deck . The building's structural elements are in acceptable condition, overall.

Envelope Summary:Exterior cladding for the building mainly consists of clay brick and pre-cast concrete panels. Roof for the building consists of a built-up-roof (BUR) membrane and reportedly has never been replaced. Internalwater leaders are the main source of surface water drainage from the roof. The entrances to the building consists of anodized aluminum storefront and automatic doors set in aluminum frames.The exterior windows range from original to 2008 and are comprised mainly of anodized, aluminum, insulated glazingunits (operable and non-operable) set in aluminum frames. The building's envelope elements are in acceptable condition, overall.

Interior Summary:The majority of the flooring in the building consists of a vinyl tile with sections of carpet in the offices and classroomsand tile floor in the washrooms. Wood flooring is provided in the gymnasium and stage. Concrete floors are located inall mechanical spaces, some painted. The majority of interior walls consists of painted gypsum wall board (GWB) andpainted concrete masonry units (CMUs). The ceiling is mainly a combination of T-bar acoustical ceiling tiles andpainted gypsum board. The building's interior elements are in acceptable condition, overall.

Mechanical Summary:The Cabrini Centre is supplied with steam, domestic hot water and chilled water from the Services Building. Heating is provided from steam to glycol heat exchangers delivering hydronic heating to fancoil units, finned tuberadiation, air handling units (AHUs) and radiant ceiling panels throughout. Cooling is provided from chilled water being provided directly to the AHUs.

Domestic water distribution is typically copper and cast iron throughout. Waste water piping is a combination of blackiron, copper and brass. The domestic water distribution piping was reported to be in poor condition at the time of thereport due to daily leaks and pinholing and is recommended for a replacement. Fire suppression is provided by an interior sprinkler system and standpipes on the exterior with one jocky pumplocated in the basement mechanical. The mechanical systems are in acceptable condition, overall.

Electrical Summary:Electrical service is provided from the city power service via buried conductors to the primary distribution centre inSubstation 1 located to the northwest of the Cabrini Centre where it is then distributed to an exterior transformer on thenorth face of the building. Power is distributed throughout the building from the electrical room (substation 2) located in the Cabrini basement.Primary power distribution in each room is provided from a main switchgear in Substation 2. Secondary distribution is provided by a main distribution panel and CDPs throughout the building, providing normalpower and emergency power service to panelboards throughout. Electrical branch circuit panelboards throughoutprovide normal and emergency power throughout. Electrical branch wiring in the building is standard copper wire inconduit. Flexible conduit and cable are provided for final connections to mechanical equipment. Motor control centers, multiple individual motor starters and two variable frequency drives provide service for variousmechanical equipment throughout. Interior lighting is provided by incandescent fixtures and T8 fluorescent lamps in electronic ballasts throughout. T12fluorescent lighting is provided in the mechanical penthouse. Exterior lighting is provided by wall mounted metal halidefixtures around the building perimeter. Emergency lighting is provided by emergency power generators connected to aportion of the fluorescent lighting throughout and emergency battery packs remote heads in mechanical rooms.Emergency exits signs are generally LED fixtures throughout. Security access is controlled by proximity card readers to select floor areas. Security cameras are provided on the firstfloor of the building. The electrical systems are in acceptable condition, overall.
