Pool Pass Starting this year, Sully Station II will have a new digital Pool Pass System. We
will begin processing and taking pictures for IDs beginning the first week of
February.
On Wednesday, February 11th, we will have extended hours from 5pm to 8pm
for residents to come in after work.
Please bring proper ID. Children must be accompanied by an adult.

Avoid increases in Home Owner Monthly Fees - Pay by the 1st of the month!
I want to share with all Sully Station II Members that the Association is currently operating a Home
Owner Association (HOA) delinquency rate of 6.4%. The Industry standard rate is about 5 %, with several
Northern Virginia associations near 2%. There are many reasons that can result in a delinquent account;
however, ANY delinquency has negative consequences for our community. The Sully Station II Board of
Trustees (BOT) has taken actions this past year to reduce the delinquency rate from a high of 9.6% - down to
the current rate.
The BOT has fiduciary responsibilities to manage the Association’s operations to the benefit of all
Members. The Association is a non-profit organization and requires Members to contribute their financial
obligations, on time, allowing the many expenses of the Community to be met. The Members are obligated to
pay their share of the expenses, the monthly HOA fee, by the 1st of each month. Payments received after the
first of the month are late. Unfortunately, many feel they have the ability to “push” their payment until the
15th of the month and still be on time. However, we are now seeing many that do not make that goal –
payments are coming in late and are accruing a late fee of $20. The BOT is now reviewing plans to place
additional restrictions on accounts that are continuously late and accumulate late fees. Please plan and allow
sufficient time so your payment is received before or exactly on the 1st of the month.
A popular method that the Board and Management have set up is the Automatic Debit Payment plan
(ACH). The ACH will debit your account the same day every month and adjust the fee each year
automatically. By using the ACH program you will never have to worry about paying on time and will not be
late in payments. Best of all - its free of charge, no coupons and no postage to deal with! For on time
payments and peace of mind the BOT encourages all Members to sign up for the ACH program and ensure
your financial responsibilities to the HOA are met. The Board especially encourages those members that are
having difficulty paying on-time by the 1st of the month to sign up for this program.

Here are some budget friendly gift ideas for your significant other / special person in your life.
1. Take some stock paper and make little love coupons. i.e. 1 free 10 min back rub , I will make
dinner; I will do the laundry; I will take care of the kids one day ; I will clean the kitchen for
a week; I will serve you breakfast in bed.
2. Bundle up, pack a dinner picnic, and head to the park for some stargazing
3. Create an indoor picnic with available props, i.e., picnic tablecloth, paper goods. Build your
own planetarium with glow-in-the-dark sticker stars. Share finger foods and favorite treats
along with a glass of wine. Enjoy your picnic on the living room floor or in bed lying under
the stars. Play card games, board games, or watch a movie.
4. Decorate a unique-looking jar or box with craft items. Write numerous love notes on small
pieces of paper and fill the jar with them. Present the jar to your sweetheart.
5. Create a favorite drink together. Try all kinds of ingredients. Enjoy taste-testing. Be sure to record the ingredients, so you can make
the “your” drink again on Valentine’s Day year after year.
6. Buy two champagne flutes for use on Valentine’s Day only to annually toast your love. Decorate them together. Keep them in a
visible location as a year-round reminder of how special you are to each other.
7. Create an at-home spa day for your mate. Deliver the gift in a basket filled with inexpensive candles, bubble bath, rose petals, facial
mask and scrub. Then give your mate time to enjoy it. When he/she is done, heat up towels in the dryer for drying off.
8. Since Valentine’s Day is on a Saturday, celebrate with a day full of low-cost activities you both enjoy doing. Do something with your
significant other that he/she rarely has time to do, but loves.
9. Take a 2-hour, one-time salsa or tango dancing lesson together. Or, identify some other interest you share and find a place to give you
one-time extended lesson on Valentine’s Day.
10. Make the entire day full of his/her favorites: his/her favorite breakfast, dinner, TV
shows, music, movies, etc. Don’t say anything about it, surprise him all day long.
11. Watch an old movie at home together, with popcorn and soft drinks and candy –
movie-theater style.
12. If you want to cook dinner, remember, it doesn’t matter what you make. There are
many easy recipes on food web sites that will make it look like you spent hours in the
kitchen. Be imaginative and set the table special and make a “dinner menu”
describing each food item. For example, on your menu, write “Spaghetti &
Meatballs, made with passion to be with YOU.” Don’t forget to give your “event” or
“restaurant” a name at the top of the menu. Play romantic music softly while you
dine. Leave the clean-up until morning!
13. Write “I love you because….” notes and insert them into balloons. Blow up the balloons, and spread the balloons throughout your
house for your Valentine to pop and capture each message.
14. Make homemade chocolate-covered strawberries: 1) Melt a package of chocolate chips in a double boiler and add a small amount of
oil; 2) Remove from heat and quickly dip the strawberries into the chocolate; 3) Place on wax paper and refrigerate for several hours
until chocolate is firm.
15. If you want to order flowers, supermarket florists are generally half the price of the stand-alone or on-line stores,
16. Plan a scavenger hunt. Write clues and place them in envelopes, and place the envelopes around house. Make the final clue a doozey
and hide your gift at the final destination.
17. What did you do on your very first date? Repeat it.
18. Create a year-long calendar with photos of just the two of you above (top page) each month. Office supply stores will insert the spiral/
binding for you.
19. Write new “updated” wedding vows, both serious and humorous, and share
them with each other over a glass of wine in a candlelit room.
20. In the morning, tuck a love note in his pocket or her pocketbook or other
certain-to-be-found spot. Jot down some meaningful words on a piece of paper –
“Can’t wait to wrap my arms around you tonight!”; “What’s for ‘dessert’?”; “You
make me happy every day!” – and tuck it in a conspicuous location to be easily
discovered during the day.

Collards is green, yer eyes ain't blue
I am so lucky to have a darlin' like you.
Ya kin strip a motor in just few minutes
And still have time to go hunt supper and even skin
it.
We go together like a skunk and stink
Ever time I see ya my eye starts to wink.
Yer love fer me is like a roll of duct tape
Ya hold me together each time I break.
I love it when ya burp and fart
It's music to my ears that soothes my heart.
And the sound of ya snorin' right in my ear
Always brings to my eye a big ol' tear.
Yer hair is soft like a dogs hairy knees
But I'm sure happy you ain't got no fleas!
Yer chest is so purty and so is yer mouth
And I can't even tell ya how I love what is south.
On them special occasions when you shave yer
beard

(This does not include hazardous material)
American Disposal Services (ADS) will provide special
pick up services (bulky items, furniture, and appliances).
Please notify ADS Customer Service at 703-368-0500 at
least 24 hours in advance for bulk item pick-up. There is
a fee to homeowners for appliance removal. In general
special pick ups are Fridays.
Trash removal will not occur if the roadways are
deemed impassable by ADS due to inclement weather,
parked vehicles, or construction. If trash is missed due
to impassable streets ADS will remove trash on the
next scheduled pick up day.
TRASH RULES
• Place trash out by the scheduled pick-up time (not
days before the scheduled pick up), which is after dusk
the day before pick-up or by 6:00 a.m. the day of pick
up.
• Use heavy-duty bags instead of the thin white kitchen
trash can bags.
• Bundle Newspapers properly.
• Do not pile recyclables over the top of the recycling
bins.
• Remember to store your trash can and recycling bin
out of view on non-pick-up days.
• Pick up any trash that falls out in your immediate area
due to wind, animals, or torn bags.
RECYCLING INFORMATION
ADS will pick up the following materials at curbside
for recycling:

Acceptable items include:
newspapers with slick inserts (bundled, in paper bags, or in a
separate recycling container) magazines, catalogs, junk mail
and phone books; cardboard (flattened, less than 36” X 36”)
cereal & cracker boxes (bundled and tied); glass food &
beverage containers; aluminum & steel cans; #1 & #2 plastic
bottles and jugs. Plastic containers used for insecticides,
herbicides, petroleum products, or automotive fluids are not
acceptable. No plastic bags.
YARD DEBRIS
Grass clippings & leaves should be bagged in clear plastic
bags or brown paper bags. Brush
& limbs should be bundled. Limbs should not exceed
four feet in length and four inches in diameter. Items that
are bagged or bundled are not to exceed 50 lbs. Concrete,
bricks, blocks, dirt and sod are not acceptable. If you have
any questions, call ADS Customer Service @
703-368-0500.
Towing Information
Between the hours of 7:00 p.m. to 6:00 a.m., 7 days a week/365 days a year (all
year round), all vehicles parked within the townhouse common area parking
lots, where permits are required, must display a valid parking permit issued by
the Association.
If your vehicle is towed, please call Battlefield Towing & Storage at (703) 378-
0059. If you should have any questions about the Association’s Parking Policy,
or would like to obtain a copy, please call the Association.

With January coming to a close, we look forward to February. February is the shortest month in both the Gregorian
and Julian calendar with 28 days each year and 29 days on a leap year. The word “February” is derived from the
Latin word for purification “Februum” and is based on the ancient, Roman festival Februa. The festival was
associated with purification and spring cleaning or washing. Though the ancient
Romans worshipped the god Februus, February was named for the festival and not
the god.
The February birthstone is the beautifully radiant amethyst. It is believed that
birthstones derived their origin from the twelve gemstones recorded in Aaron’s
breastplate (the Priestly Breastplate) discussed in Exodus 20: 15-19. It was believed
there was a correlation between these gemstones and the zodiac, thus man began
associating certain stones with each month. Over time, these traditions changed and
many modern birthstones do not trace their origins back to the Bible, but rather the
American National Association of Jewelers who devised a standard list.
The February birth flower is the primrose in the United States, or violet in Britain.

Recipe of the Month Valentines Edition
Chocolate Liqueur Soufflés

1 tablespoon butter, for ramekins
white sugar for dusting
2 teaspoons unsweetened cocoa
powder
2 tablespoons cornstarch
1/4 cup white sugar, divided
2 tablespoons butter
2 tablespoons bread flour
3/4 cup milk
4 egg yolks
4 egg whites
1/2 teaspoon vanilla extract
1/4 cup chocolate liqueur
2 tablespoons semisweet chocolate chips, melted(optional)
1/2 cup fresh raspberries for garnish (optional)
Directions
1. Preheat an oven to 400 degrees F (200 degrees C). Thoroughly grease
the the bottom and sides of four ramekins with the tablespoon of but-
ter. Coat with sugar, tipping out any excess. If desired, place a raspber-
ry and a drizzle of chocolate as a "surprise" at the bottom of each cup.
2. Combine the cocoa powder, cornstarch, and a tablespoon of the sugar;
set aside. Mix the butter and flour to form a paste. Lightly whisk one
egg yolk in a heatproof bowl.
3. Heat the milk to the boiling point in a heavy saucepan; whisk in the
flour-butter mixture until it melts. Gradually pour the hot milk into the
egg yolk in a steady stream, whisking constantly. Return the mixture to
the saucepan and bring the custard to a simmer over low heat, stirring
constantly with a wooden spoon or spatula.
4. Cook and stir the custard until it thickens, about 1 minute. Remove
from the heat, stirring occasionally to keep it smooth. Combine the
three remaining egg yolks with the vanilla, liqueur, and the sugar-
cocoa-cornstarch mixture. Whisk in the warm custard, cover, and set
aside. (The custard can be made ahead of time up to this point and
refrigerated for a day before proceeding with the recipe.)
5. About 35 minutes before serving, whip the egg whites until they are
thick and foamy and have quadrupled in volume. Gradually mix in the
remaining 3 tablespoons of the sugar, whipping until the egg whites are
stiff but not dry. Fold 1/3 of the meringue into the custard to lighten it,
using a whisk or rubber spatula. Fold in the remaining meringue.
6. Immediately transfer the souffle batter into the prepared ramekins,
making a smooth mound slightly above the rim of each ramekin. (If
you have a piping bag, you may pipe the mixture into the ramekins.)
Bake at once in the preheated oven for 20 to 25 minutes, or until the
souffles have risen and the edges are set. Serve hot, with raspberry
sauce and fresh raspberries to garnish, if desired.
Easy Pavlova

4 egg whites
1 1/4 cups white sugar
1 teaspoon vanilla extract
1 teaspoon lemon juice
2 teaspoons cornstarch
1 pint heavy cream
6 kiwi, peeled and sliced
Directions
1. Preheat oven to 300 degrees F (150 degrees C). Line a baking sheet
with parchment paper. Draw a 9-inch circle on the parchment pa-
per.
2. In a large bowl, beat egg whites until stiff but not dry. Gradually
add in the sugar, about 1 tablespoon at a time, beating well after
each addition. Beat until thick and glossy. Gently fold in vanilla
extract, lemon juice, and cornstarch.
3. Spoon mixture inside the circle drawn on the parchment paper.
Working from the center, spread mixture toward the outside edge,
building edge slightly. This should leave a slight depression in the
center.
4. Bake for 1 hour. Cool on a wire rack.
5. In a small bowl, beat heavy cream until stiff peaks form; set aside.
Remove the paper, and place meringue on a flat serving plate. Fill
the center of the meringue with whipped cream, and top with ki-
wifruit slices.
Lets not kid ourselves. February is mostly know for two things.
Super Bowl parties and Valentine’s Day. Its all about the choco-
late, candy, cookies and Super Bowl food.
Cajun Appetizer Meatballs

1 pound lean ground beef
1 1/2 teaspoons hot pepper
sauce
2 tablespoons Cajun seasoning
1 tablespoon Worcestershire
sauce
1 tablespoon dried parsley
1/4 cup finely chopped onion
1/4 cup fresh bread crumbs
1/4 cup milk
1 egg
1/2 cup barbeque sauce
1/2 cup peach preserves
Directions
Preheat oven to 350 degrees F (175 degrees C). Lightly grease a
medium baking sheet.
In a large bowl, mix thoroughly the ground beef, hot pepper sauce,
Cajun seasoning, Worcestershire sauce, parsley, onion, bread
crumbs, milk, and egg.
Form the mixture into golf ball sized meatballs and place on the
prepared baking sheet. Bake in preheated oven for 30 to 40
minutes, or until there is no pink left in the middle.
In a small bowl, combine the barbeque sauce and peach preserves.
When meatballs are done, place in a serving dish and cover with
the barbeque sauce mixture. Toss to coat.

Red Velvet Cupcakes

1/2 cup butter
1 1/2 cups white sugar
2 eggs
1 cup buttermilk
1 fluid ounce red food
coloring
1 teaspoon vanilla extract
1 1/2 teaspoons baking
soda
1 tablespoon distilled white
vinegar
2 cups all-purpose flour
1/3 cup unsweetened cocoa powder
1 teaspoon salt
Directions
Preheat oven to 350 degrees F (175 degrees C). Grease two 12 cup
muffin pans or line with 20 paper baking cups.
In a large bowl, beat the butter and sugar with an electric mixer
until light and fluffy. Mix in the eggs, buttermilk, red food coloring
and vanilla. Stir in the baking soda and vinegar. Combine the flour,
cocoa powder and salt; stir into the batter just until blended. Spoon
the batter into the prepared cups, dividing evenly.
Bake in the preheated oven until the tops spring back when lightly
pressed, 20 to 25 minutes. Cool in the pan set over a wire rack.
When cool, arrange the cupcakes on a serving platter and frost with
desired frosting.
Recipe of the Month Valentines Edition Chef John’s Chocolate Lava Cake

butter as needed
2 egg yolks
2 eggs
3 tablespoons white sugar
3 1/2 ounces chopped dark
chocolate
5 tablespoons butter
4 teaspoons unsweetened cocoa
powder
3 tablespoons flour
1 pinch salt
1/8 teaspoon vanilla extract
Directions
Generously butter the inside of 4 (5 1/2 ounce) ramekins. Place them in
a casserole dish.
Whisk together egg yolks, eggs, and sugar in a bowl until light, foamy,
and lemon colored.
Melt chocolate and butter in a microwave-safe bowl in 30-second
intervals, stirring after each melting, 1 to 3 minutes.
Stir melted chocolate mixture into egg and sugar mixture until
combined.
Sift cocoa powder into the mixture; stir to combine.
Sift flour and salt into the mixture; stir to combine into a batter.
Stir vanilla extract into the batter.
Transfer batter to a resalable plastic bag. Snip one corner of the bag
with scissors to create a tip.
Divide batter evenly between the prepared ramekins; tap gently on the
counter to remove any air bubbles.
Refrigerate 30 minutes.
Preheat an oven to 425 degrees F (220 degrees C).
Arrange the ramekins in a casserole dish. Pour enough hot tap water into
the casserole dish to reach halfway up the sides of the ramekins.
Bake in the preheated over for 15-18 minutes. Set aside to cool for 15
minutes.
Loosen the edges from the ramekin with a knife. Invert each cake onto a
plate and dust with powdered sugar.
Over the Top Nachos By Charlie
1 pound ground beef
1 onion, finely diced
salt and pepper to taste
2 cups shredded Cheddar cheese
1 (16 ounce) can refried beans
1 (14.5 ounce) package tortilla
chips
1 fresh jalapeno pepper, sliced
Directions
In a large frying pan, brown ground beef with onion, salt and
pepper over medium heat. Break the meat into very small
pieces while it is cooking. After the meat is thoroughly cooked,
drain off the grease.
Arrange chips on a microwavable platter. Spread beans over the
chips. Layer with 1/2 of the cheese, the ground beef mixture,
and remaining cheese. Arrange jalapeno peppers on top.
Microwave on medium-high until cheese has melted. Serve
immediately.
Grilled Bacon Jalapeno Wraps

6 fresh jalapeno peppers, halved
lengthwise and seeded
1 (8 ounce) package cream cheese
12 slices bacon
Directions
Preheat an outdoor grill for high heat.
Spread cream cheese to fill jalapeno
halves. Wrap with bacon. Secure with
a toothpick.
Place on the grill, and cook until bacon is crispy.

Snow Plowing Information
It's coming folks. That icy cold snow will soon be here. When it comes, Sully II Times has the information that you need.
Townhome Neighborhoods
The Association is responsible for plowing snow in all the townhome neighborhood streets and parking areas. Residents are responsible for removing snow
directly behind their vehicles. Some additional accumulation of snow behind your vehicles should be expected when the plow truck pushes snow (this can-
not be avoided as they cannot risk damage to vehicles).
Single-Family Home Streets
All streets in the single-family home sections are the responsibility of VDOT. If you need snow plowing on any of the state dedicated streets in the single-
family home sections, please call VDOT at 1-800-367-7623 (toll free). The Association and VDOT do not plow snow from the pipe stems. The individual
owners who share the common roads (pipe stems) are responsible for their own snow plowing.
Sidewalks
The Association is not responsible for plowing or removing snow from any sidewalks,
except the Community Center sidewalk. Efforts will be made to clear sidewalks at the
school bus stops. As a courtesy and safety precaution for students, snow will be re-
moved from the sidewalk along Sully Park Drive from Stone Road to Braddock Road.

Pros expect mortgage rates to in rise to 4.5% to 4.75% in latter 2015.
First time buyers are coming back into the market
When it comes to the housing market, 2015 may be the year first-time home buyers, Millennials, make a come-
back. With rents rising faster than incomes, many Millennials are expected to start looking to buy homes of their
own.
What they will find are much more favorable conditions than they have seen in years, including lower down payment mortgages, looser lending standards and a
bigger selection of homes to choose from.
Here are four housing market trends economists and other industry experts expect to see in the year ahead.
1. Looser lending standards
Conspicuously absent from the housing market over the past five years have been first-time home buyers.
But in early December, Fannie Mae and Freddie Mac put new lending guidelines in place and started offering 3% down payment mortgages that will make
it easier for more people, including first-time buyers, to qualify for a mortgage.
"It's already begun that Millennials are going back into the market," said Mark Zandi, chief economist for Moody's Analytics.
A spike in the number of first-time home buyers should spark a chain reaction by enabling existing homeowners to sell their homes and buy more expensive ones,
said Zandi.
2. There will be more homes to choose from
According to the Mortgage Bankers Association, sales of new homes are expected to climb by more than 13% in 2015, while existing home sales are expected to
increase by 5%.
3. Home prices will become more affordable
With so many new homes slated to come onto the market, the supply is expected to loosen up and take some pressure off of home prices. That should improve af-
fordability in some of the more out-of-reach metro area markets like Washington, D.C., San Jose, Calif., and Seattle.
Plus, says Robert Shiller, the Nobel-Prize winning economist and co-founder of the S&P/Case-Shiller home price index, "home prices look somewhat expensive." In
fact, he thinks a decline in home prices is a "distinct possibility."
Other economists expect to see small gains.
Jed Kolko expects increases, but only in low single-digit percentages because there will be fewer big institutional investors buying up properties and propping up
prices.
4. Mortgage rates will move higher -- at some point
If there's any single market trend that real estate industry pros have gotten consistently wrong lately, it's the direction of mortgage rates. But most do expect rates to
rise at some point in 2015.
In December, the Federal Reserve signaled that it would not raise the Federal Funds rate until the summer of 2015 or perhaps even later.
Keith Gumbinger of HSH.com, a mortgage information provider, expects mortgage rates to peak next year at about 4.75% for a 30-year fixed rate mortgage. He
doesn't see rates rising much beyond 5%, which would still be "very favorable rate, historically."
Buyers and sellers should note that an increase from 4% to 4.75% would increase the mortgage payment on a $400,000 mortgage by $250 per month. This
is obviously good for buyers, but it can negatively affect sellers by having a dampening effect on home prices because homes are less affordable.
Mortgage rates are bound to rise--we just can’t know exactly when until they have already gone up! This would seem to imply that both first-time buyers
and move-up buyers might want to think about acting sooner rather than later.
