WEEKENDER

The Malawu “Weekender” residential development concept intends to create a discrete, luxury residential community, set within the natural beauty of North Bathurst Island.

A low scale, environmentally responsive built form is proposed to be developed within a secluded and elevated area of North Bathurst Island, facing north to afford spectacular views out to the ocean. The long white sand beach and cliffs form the perfect backdrop for this development.

A proposed boat ramp would provide water access for the fishing enthusiast. The concept would cater for semi-permanent residents comprising the local weekend and domestic tourist recreational market.

GLAMPING

Two amazing sites are showcased for tourism development. Wulirankuwu (Cape Lavery), situated to the north of Milikapiti on Melville Island and Wurankuwu (North) which is situated on the Bathurst Island.

An area to the west of Cape Lavery was selected as the preferred location for this type of development due to its prominent coastal views and proximity to existing tourist attractions and infrastructure.

Wurankuwu (North) is situated to the west of Ranku on Bathurst Island. The site is located adjacent to a beach which has high scenic amenity, and to the south of the site the wetlands provide opportunity for wild boar hunting.

CABINS

The Wurankuwu ‘Cabin’ concept is to create resort style accommodation with the convenience of communal facilities including a bar and restaurant, swimming pool and the services of housekeeping and room service.

The ‘cluster style’, 1 and 2 bedroom, private cabins are proposed to be set on Bathurst Island adjacent to the beach, close to walking tracks and accessible to a proposed boat ramp, making it the ideal holiday location.

The addition of a Helicopter Pad, would mean this accommodation and location would be easily accessible from both Darwin and other areas of the Islands, making it a tourist ‘hotspot’.

TOURISM AND RESIDENTIAL OPPORTUNITY LOCATIONS

The Tiwi Islands are the perfect back drop for your next tourism venture. Located off the coast of Darwin in the Northern Territory, are the beautiful Tiwi Islands comprising Bathurst and Melville Islands.

The Tiwi Islands have a unique landscape, with spectacular white sand beaches, tropical rainforests and inviting rockpools, coupled with an array of native wildlife. There is something for everyone to enjoy on the islands.

The culturally rich people of the Tiwi Islands are emerged in their history, art and culture, they balance life in modern society with the continuing practice of their ancient traditions, such as the hunting and collection of food and medicine and singing and dancing for cultural events. The Tiwi people are also respected internationally for their famous artwork and are known for their love of AFL football.

A range of tourism development opportunities have been identified across the Tiwi Islands. Three concepts, with site options have been identified as suitable for tourism development including:

• Glamping style resort with restaurant

• Cabin style resort with a flag ship attraction

• Weekender residential subdivision

All three sites have been taken to ‘masterplan’ stage with infrastructure and design concept plans available.

The vision of the Tiwi People is to create quality tourism or residential developments that embrace the Tiwi culture and natural resources of the land. The projects will be sustainable business models that will benefit the Tiwi people through the creation of jobs, training and a stimulated local economy.

DEVELOPMENT FRAMEWORK AGREEMENTThe Tiwi Development Framework Agreement is an agreement between the Tiwi Land Council and the Land Development Corporation to facilitate leases and sustained development on the Tiwi Islands.

Under the Agreement Traditional Owners lease land for up to 99 years to the Land Development Corporation for on-leasing to investors.

The Agreement provides for 10,040 hectares of land to be leased for: Tourism and Recreation; Aquaculture; Agriculture; and Industrial development.

CURRENT DEVELOPMENTThe Tiwi Islands are home to a plantation forestry industry, which exports woodchip via a deep sea port.

In addition there is a flourishing tourist industry focussed on recreational fishing and culture.
