GENERALHousing development in general, is self‐contained and integrated in the socialinfrastructure needs, services, shopping, entertainment and waste management.Infrastructure and services include road network, water supply and management,electricitysupplyandmanagementandpropercommunicationservices.Social infrastructure includes schools, Medicare, recreation and community Centre.ShoppingCentrewithadequate facilities shouldbehoused in the township itself.Properwastemanagementincludinggarbagecollection,segregation,treatmentanddisposalwiththe townshipshouldbeprovided.Maintenanceof infrastructureandpropersecurityandsafetyoftheresidentsistobeensured.2. The total BUA area of the project is 425765.04 sq.mt. The proposedproject comprises of 107 nos. of buildings of amounting total 9786 nos. of residentialtenements.Total15581sq.mtareareservedforamenitieswithintheproposedproject.Outofwhich9755 sq.mt area reserved for amenity 1 and 6126 sq.mt area reserved for amenity 2comprises of shopping complex, school, post office , market, health clinic, ATM andpolicestation.TheproposedRGareaprovidedwillbe32523andtotalparkingprovidedwillbe1102nos.Theproposedprojectisplannedwithacompleteinfrastructureofinternalroads,parkingfacilities, water supply system, electric supply system, sewage treatment plant withrecyclingfacility,stormwaterdrainagesystem,rainwaterharvestingsystem,firefighting,energy conservation measures, traffic management, green belt development andcommunicationnetworksetc.6. LANDUSEPLANNINGThe total gross plot area of the project is 320190 sq.mt. Detailed area statement of theprojectisgiveninTable1.

9. ProjectLayoutPlanThe layout plan of the proposed scheme has been developed keeping in view of thefollowingmajordesignconstruction;

Thedesignofthelayouthasbeendonewithproperarchitecturalplanning. Theplottingissomadethateveryplotcanbeenjoylushgreenvegetationcover

andmeetingtheprojectspatialrequirementsfortheentireproposedschemeastheresponsive,tothesiteparametersandthenatureofthebuildingproposed.

10. IMPORTANTPROJECTCOMPONENTS

10.1WaterrequirementandsupplyThe totalwater requirement during construction phasewill be required for constructionactivity and constructionworkers requirement. Thewater supplywill depend on tankerwatersupply.The total constructionwater requirementexpectedtobeapproximately fewmonthsonly.Aftercommissioningofprojecttherequirementwillgoupasthedevelopmenttakesplace.The various uses of water during operation phase of the project will include drinkingpurpose,kitchenareas,toiletsandurinalareas,landscaping,fire‐fightingetc.

Thetotalwaterrequirementduringoperationphasewillbe6904KLD.Outofwhichfreshwater requirement for domestic purpose will be 4433 KLD and will be supply fromGrampanchayat whereas treated water from sewage treatment plant will be used forflushing2243KLDandgardening228KLDpurposewithin theprojectpremises.DetailedwaterbalancestatementisgiveninTable5.

10.2SewagetreatmentanddisposalSanitarywastewaterwillbegeneratedfromtheproposedproject.Itisassumedthatabout80%ofthewaterrequiredfordomesticandflushingpurpose(6676KLD)willbegeneratedassewage. Thetotal5341KLDofsewagegeneratedwillbetreated insewagetreatmentplantbasedonMovingBedBiofilmReactor(MBBR)technologywithrecyclingfacility.Thetreatedwater(5074KLD)fromsewagetreatmentplantwillbereclaimedandusedforflushing(2243KLD)andgardening(228KLD)purposewithintheprojectpremises.10.3StormwaterdrainageandrainwaterharvestingsystemTherewillbegenerationofrooftopandsurfacerun‐offfromthepremisesduringmonsoonseason. The project will have proper storm water drainage facility. All along the road,stormwaterdrainswouldbeprovidedtocollectandcarryrainwaterwithinthepremisesduring rains for suitabledisposal. Stormwaterdrainswill be collect throughnetworkofstormdrainsfromgarden,parkingareas,paved,unpavedareaandroadways.Rainwaterharvestingwill bedone in theoperationphase.Rainwaterharvesting systemwillbeprovidedforthebuildingroofdrainageandthepavedandunpavedarea.10.4Powerrequirementandsupplysource

Thepowerrequirementduringconstructionperiodwillbeabout1000KW,whichwillbetemporary nature. The power requirement will be supply from MSEDCL. The totalconnected loadduringoperationperiodwill be about39576KWandmaximumdemandwillbe19788KW.10.5DGrequirementTherewillbealsoprovisionforDGsetincaseofemergencywithacousticenclosure.10.6InternalroadandvehicleparkingThe layout plan of the proposed site has developed an internal road network in such amanner that itwill notonly cater toproposed residentialbuildingbut also integrate thewhole area of built masses and open spaces with a pedestrian dominated movementpattern.Theprojectsiteiswellconnectedtomainroad.Theproposedbuildingsalsowellservedbyand15.00Mwidedrivewayforthemovementofvehicles.Theentrypoints to thebuildingshavebeenworkedoutkeepingunviewthedesiredmovementofvehicles.Thetotalparkingprovidedwillbe1102nos.

10.8Solidwastemanagement10.8.1Constructionphase:Thetotalsolidwastegeneratedduringconstructionphaseincludesexcavatedmaterialsintheformofsoilandrubbleandconstructionwastewhichwillcomprisesofleftoversteel,cement,sand,aggregate,bricks,wood,tiles,cementbags,wastepaper,cardboardpackingmaterialandpaintscans.Thefollowingmeasureswillbetakentoensuretheproperwastemanagementplanduringconstructionphaseoftheproject.

Segregation or sorting of waste at its source will be practiced to minimise thenegativeeffectsofthewaste.

Theconstructionwastewillbesegregatedintheplotduringconstructionphaseanddesignated and covered storage for construction material and waste will beprovided.

The excavated soil and rubble will be used as filling materials and leveling andremainingmaterialswillbedisposedoffthroughauthorizedcontractor.

topsoilwillbe Materialwastes like bricks, cement etc.will be used as fillmaterial and concrete

wouldberecycledandreusedatthesite. Cementbags,wastepaper,cardboardpackingmaterialwouldbesoldtorecyclers.

10.8.2Operationphase:Thetotalsolidwastegeneratedduringoperationphasewillbepurelydomesticanditcanbe categorized in to biodegradable and non‐ biodegradable solid waste. Generallybiodegradable waste includes tea leaves, Eggshell. Old food, Vegetables peels. Therecyclablewasteincludespaper,bottlesglass,notebook,safetypins,capsofmineralswaterbottlesetc.OtherwasteincludesPETmineralswaterbottles,nitrogensealedpackagingforchips,tetrapacks,thermocol,carbonpaper,andplasticcoatedvisitingcardsandsachets.Thetotalquantityofsolidwastegeneratedwillbe26251kg/day.Thebiodegradablewastewill be 16072 kg/daywhereas non‐biodegradablewastewill be 10179 kg/day. DetailedsolidwastegenerationisgiveninTable7.The waste segregation or sorting at its source will be practiced in order to encouragereuse/ recycling and to minimize the negative effects of the waste and increase itseconomic value. Separate bins will be placed to collect bio degradable and non –biodegradablewaste.Intheparkingplaceandotheropenareasalsodedicatedbinswillbeplaced. The biodegradable waste will be treated by mechanical composter and nonbiodegradablewastewillbehandedovertoauthorizedcontractorforfinaldisposal.

11. MANPOWERREQUIREMENT

Themanpowerrequirementduringbothconstructionandoperationphasesoftheprojectwill be needed which will be including both skilled and unskilled people. The totalmanpower required during construction period will be about 200 workers, and otheradministrativestaffwillbeabout50nos.Therewillbeadditionalemploymentforthepoorstrataofsocietybywayofhelpers,driversandcleanersetc.The manpower requirement during operation phase for household workers, gardeners,watchmen’setcwillberequired.

12. PROJECTCOST

TheestimatedprojectcostoftheprojectisINR380Crores.
