SITUATIONLocated in a rural coastal position around three miles from Dalbeattie, and around two miles above the coastal village of Kippford. Kippford is very popular with tourists and provides two hotels, the Solway Sailing Club, Village Hall, golf course with tea room, RNLI, Holiday Park, and a pottery. The nearby town of Dalbeattie has a good range of shops, cafes, hotels, restaurants, new primary and secondary school, doctors’ surgery, solicitors, football ground and a park. The market town of Castle Douglas is known as Scotland’s Food Town and has local individual shops, schools, supermarkets, health services, veterinary services and nine hole golf course. Dumfries is the principal town in the area, and provides a wider range of schools, shops, retail outlets, and other services including a large hospital, the Dumfries and Galloway Royal Infirmary. Dumfries is home to the Crichton campuses of Glasgow University and the University of the West of Scotland.

The South West of Scotland is well known for its mild climate, attractive unspoilt countryside and the diversity of sporting and recreational pursuits. There is good hill walking in the nearby Galloway Hills and cycling along some of the new designated cycle routes as well the Seven Stanes mountain bike routes, including Dalbeattie Forest and the Galloway Forest Park. For walking enthusiast there are many lovely walks in the area for all abilities including from Kippford to the village of Rockcliffe along the Jubilee Path, and coastal walks along the cliffs at Portling to Sandyhills where there is a pretty beach. There are other sporting opportunities such as shooting and stalking, as well as trout and salmon fishing on the regions numerous lochs and rivers. For golf enthusiasts there is the nearby championship course at Southerness, 11 miles away, and there are several other courses nearby including Kippford, Dalbeattie, and Castle Douglas. The Solway coast is popular with sailors and Kippford and Kirkcudbright have safe moorings. In addition Kirkcudbright is the local Artists town with a number of galleries offering a range of exhibitions throughout the year.

Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing excellent links to both the north and south. The M74 motorway network is 42 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport about 61 miles distant, Glasgow Airport and Edinburgh Airport 96 miles respectively.

DESCRIPTION The farm sits in an elevated position above the Urr Estuary looking south towards the coastal village of Kippford and Solway Firth and the Lake District. The property offers a truly unique location and opportunity for the discerning buyer to create a successful diversified farming business. The property is offered as a whole or in 4 lots. The cottages were converted from the traditional farm steading between 2007 and 2011. LOT 1Meikle Richorn Farm has been developed into a successful holiday business with 10 let cottages converted from the original traditional steadings. There is a large six bed farmhouse which is the family centre of operations. The farmhouse was previously subdivided and could be easily split to create an annexe or additional accommodation for a manager.

INGOING VALUATIONThe purchaser(s) of the Meikle Richorn Farm shall, in addition to the purchase price, be obliged to take over and pay for, at a valuation to be agreed by a mutually appointed valuer(s), with respect to the following:

1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.

2. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.

3. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.

Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the Seller such a sum as the Selling Agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.

BASIC PAYMENT SCHEME (BPS) 2020Any payments relating to the 2020 scheme year will be retained by the Seller. The Seller will enter discussions with the Purchaser to transfer the right to receive Basic Payment Scheme (BPS) Entitlements.
