CARE VILLAGESINSPIRED VILLAGES GROUPPegasus Group has successfully negotiated numerous planning permissions for the country’s most advanced care villages on behalf of Inspired Villages. Given that a care village includes extra care units, close care units and care beds, as well as a significant range of ‘hotel’ facilities, the use class has been an important consideration for Local Planning Authorities, including the provision of affordable type accommodation.

For each site the need case was agreed alongside a number of other technical planning issues, including landscape impact, local gaps, loss of employment land, and impact on ecology.

CARE HOMESCASTLEMEAD GROUP / MAJESTICAREWe secured planning permission for a number of care homes on behalf of the Castlemead Group including specialist accommodation for dementia care that incorporates dementia gardens. Proposals have advanced following detailed public consultation managed by Pegasus Group, which identified community support for the schemes.

Typical issues which require consideration for care homes are the specific design for the intended occupants (particularly dementia residents), landscape, scale/bulk, potential for overlooking, vehicle movements and residential amenity.

EXTRA CARE DEVELOPMENTSANCHORWe have worked on a number of developments on behalf of Anchor including a number of Extra Care schemes. The developments generally comprise around 70 apartments with communal facilities and have been approved on a Class C2 use on the basis of the degree of care provided.

Other elements of the planning case have also included the ‘need’ for the population, following analysis and presentation of socio-demographic data.

NEW CARE HOME ON THE ISLE OF MANSPALDRICK CAREPegasus Group have been successful at Appeal for a new care home to be built on the Isle of Man on behalf of Spaldrick Care.

Proposals for the care home were initially refused by the Isle of Man Government, however Spaldrick Care appealed against the decision, with Pegasus Group providing expert witness services and economics evidence.

We successfully presented a strong case that addressed the key reasons for refusal such as the impact on character and appearance of the area and the prospect of harm to neighbouring properties.

AMPFIELD CARE VILLAGE, HAMPSHIREPERBURY DEVELOPMENTS LTDWe led on the preparation and management of an outline planning application for a care village in Hampshire on behalf of Perbury Developments Ltd.

The scheme includes a care home building/ community hub containing either 65 care beds or 48 extra care units and core facilities, and 101 extra care units set in a parkland setting with the retention and strengthening of landscaped boundaries.

The majority of the site was used for industrial and commercial activities for many years, so a Certificate of Lawfulness for the existing use was obtained to secure the status as previously developed land.

Pegasus Group produced supporting documentation for planning, landscape, economic benefits and public consultation.
