Youll need to pre-pare your home for showings while we research the market to determine a strate-gic list price. Homes sell for 3 main reasons location, price, and condition. Wecant change where your house is located, so it is important to present the bestpossible condition and price your listing right. Once listed, we will keep you well-informed about every aspect of the transaction and notify you when there aresteps that require your involvement.     Once a price is set and your home is ready,your house will be listed and showings willbegin. Our team will be aggressively market-ing your house to as many potential buyers aspossible, in order to find the right match.

    When a prospective buyer decides theylove your house, their Agent will preparean offer to purchase. We will reviewevery aspect of the offer and discussyour net proceeds, financial strength ofthe buyers, and terms. If there are multi-ple offers, we will determine which offerbest fits your needs. Counter-offers canbe made back to improve terms or pro-ceeds. Once everyone comes toagreement, the final offer will be signedand become an executed contract. Allcontract deadlines begin on this date.

    Upon acceptance and execution of the purchase con-

    tract, the buyers will arrange to have a home inspectionperformed. This inspection appointment is typicallyscheduled early in the option period. The Option Periodgives buyers the ability to terminate the contract and re-ceive a full refund of the Earnest Money, for any reason.

    It is important to remember that all homes will require some amount of minorrepairs, no matter the age. Most buyers will focus on structural or mechanicaldefects, as well as any safety or code issues.

    Prepare to spend $500-$1500 for minor re-pairs, or more if you know major repairs arelikely. Repair requests can be negotiated,and credits can be offered as alternativesto completing repairs. We will discuss this atthat time, since repairs could potentially af-

    fect certain types of buyer financing.

    After the option period ends, many steps will be taken be-hind the scenes, while you wait and prepare for yourmove.

    The title company will begin researching the deed history,verify taxes, order HOA documents, review the existing sur-vey or order a new survey, and prepare closing paperwork.Their research will discover and clear up any liens, errors inownership records, and verify several important pieces ofinformation.

    The buyer(s) will work on final financing approval, and an appraisal will be orderedto report on the value of the property for lending purposes, plus determine that thecondition meets the banks property standards for final loan approval.

    The title company, title attorney(s), and bank will work together to prepare the clos-ing disclosure (CD) statement and documents to be signed at closing. During thisperiod, GroupWatson will be monitoring all deadlines in the contract, sending docu-ments to the necessary parties, documenting value to the appraiser, and keepingyou informed.

    Once everyone has completed their share of the work, closing will be scheduled.

    As you pack up your home, keep the follow-ing items out and accessible:

    Survey of current property

    Repair records & receipts

    Previous appraisals

    Closing documents from purchase

    Any financial records needed for newmortgage application

    The closing will take approximately half anhour. The escrow agent will go over alldocumentation with you, explaining thepurpose of each one. Your Agent will at-tend closing with you as well. You will bringa key for title to deliver at the time the buy-ers loan funds. The exception to this

    would be if a Sellers Temporary Lease wasincluded in the purchase contract. Thenthe keys would be turned over at the endof the lease term. Leave all other keys, gar-age door openers, accessory remotes, andmanuals in an obvious place inside thehome for the new buyer to find. Scheduleutilities to disconnect or transfer as of theend of your final day of your ownership.

    The closing attorney will completethe closing disclosure (CD) settlementstatement approximately 3 days priorto closing. This document breaksdown all costs associated with thesale and shows your total proceeds.You may either wire the funds to youraccount or have the title companyissue you a check. Bring a voidedcheck to closing for wire transfers.

    MOVING TIPS...

    Preparation and organization are key in determining whether or not yourmove will be stress-free. Follow the steps below to ensure this will be aSMOOTH MOVE...

    3 Weeks Before the Move

    Make arrangements to hire a mover or rent a truck. Make babysitting and/or pet care arrangements for moving day. Organize all move -related documents in one place. Create a box key use numbers or letters to label your boxes, as well as the room

    name, and then use the key to note the contents for security. Begin packing non -essential and infrequently used items.

    2 Weeks Before the Move (once the appraisal is in clear)

    File a change of address form at the post office. Change the address on all newspaper and magazine subscriptions. Arrange for transfer of all medical, dental and school records. Transfer medical, fire and auto insurance. Cancel or transfer utilities (water, gas/electric, phone, TV, cable/satellite internet). Check with your provider about cell phone service in your new area. Transfer prescriptions to a pharmacy near your new location. Collect or purchase all packing supplies: boxes, wrapping paper, bubble wrap, la-

    bels, markers, box cutters, or scissors and packing tape. Confirm arrangements with movers or truck rental places. Pack up items in garage, attic and storage areas. Transfer bank accounts.

    1 Week Before the Move

    Begin packing everything else, labeling each box as you fill it. Empty, defrost and clean refrigerator, freezer and stove. Return all rented movies, library books, video games, etc. Pick up anything outstanding, such as dry cleaning, prescriptions, etc. Donate or discard food items in the pantry, if your move is long distance. Pack tax and income documents only after checking with your lender to ensure

    that they wont be needed any longer.

    1 Day Before the Move

    Do a final check of closets, cabinets and drawers. Make sure you have enough cash on hand for the move.

    Take out all trash. Fully-charge all cell phones. Touch base with movers or the truck rental place for final confirmation or arrange-

    ments.

    The Day of the Move

    Exchange contact information with the movers in case you need to get in touchwith them while in-route. Include your old address, cell phone number and direc-tions to the new location.

    Keep jewelry, your box key, and other valuables with you in a box that you move

    yourself. Prepare a box of supplies that you will need right away on move day, such as:

    cleaning supplies, snacks & beverages, toiletries, bath and bedding items, trashbags, disposable dishes, pet food, cell phone chargers, prescriptions, eyeglasses,change of clothing, etc...

    Do a final check before locking the doors. Confirm that you have turned off thefurnace/air conditioner, lawn sprinklers, and light switches.

    Leave keys, garage door openers and manuals on kitchen counter.
