Co-working has become the new normal. Coworking Spaces — Turning Office into Retail

A combination of things is transforming how we work. Items such as work environments moving to encourage innovation and collaboration, expectations of different generations of workers (Boomers, Xers, Gen Xers, Gen Ys and Millennials), construction costs, competitive labor market, flexible schedules beyond 8-5, amenities, technology, access to fresh air, day-light, and levels of privacy. The workforce is changing. “Research shows that 33 percent of today’s workforce is currently comprised of independent or freelance professionals.”1 These forces merge to create an “On-Demand” Real Estate experience. Co-working has become the new normal. What is it? “Coworking is typically defined as membership -based work spaces where diverse groups of freelancers, remote workers and other independent professionals work together in a shared, communal setting.” 2 According to Celia Amador from All Work Space—coworking space is expected to grow 6% per year through 2022.3 Other statistics include:

break away meetings and personal time in order to refresh and improve mindfulness. Mr. O’Reilly also mentioned the use of color (green), daylight and access to outdoors is used to increase productivity, create focus and improve natural daily circadian rhythm. Work is all-inclusive/comprehensive. Work leverages and expands upon the resources available from Life Time Athletic by offering inspiring events and content to develop personal mindfulness, meditation, introduction to message, and other ideas for personal improvement. Other amenities include ergonomic workspaces, secure storage, access to “Tech Genius”, health snacks and fresh coffee and my favorite —complimentary club membership.

There are three levels of membership—Office Resident, Open Resident and Lounge Membership. You may request a Day pass to experience Life Time Work before making any commitments. Life Time Work has locations open in Ardmore, PA, Houston, TX, “West End” St. Louis Park, MN and coming soon in Edina, MN.

Life Time expects to grow in metro centers including suburban areas as the millennial generation is migrating to the suburbs as they start their families.

THE RIVETER — One of the fastest growing coworking concepts has recently added Minnesota to its list of locations with a new outpost at 4388 France Avenue in Edina. The Riveter, whose tag line is “Built by women. For everyone.” was started by Amy Nelson in 2017. As the tag line suggests, while the Riveter is female-centric, it is nonetheless co-ed. The concept has struck a chord with its members by offering flexible workspace options starting at $99 a month. The Riveter also differentiates itself by offering speaker series at each of its locations. At its Seattle outpost, it recently launched “The Riveter 2020: We Decide” where presidential candidates are invited to speak to its members. Candidate Pete Buttigieg recently spoke to a sold-out room in July of this year and there are six additional candidates scheduled

to speak between now and September. Nelson recently remarked, “The Riveter was really built to exemplify what happens when you think of women first in the workplace. How does the community grow around that? And what does it mean? And moreover, we are not women only. We have a very firm belief that there’s a lot of work to be done by men and women together to change the workplace. And we want to provide a place to do that.” To follow through on that, Nelson plans to add additional locations in Minnesota and has a long-term plan to open 100 locations by 2022.

WEWORK — WeWork was founded in 2010 and pioneered and operates over 46 million square feet of co-working space. They noticed a trend of the market not meeting the needs of a modern work force. The company said “rather than a static solution locked to a long-term lease, we imagined the future of work; dynamic, well-designed workspaces for less, a suite of value added products and services all powered by data, analytics and deeply integrated technology that helped our members unlock creativity and productivity”.5 Their vision includes a personal to all-encompassing company solution. On a personal level, you can rent a hot desk, dedicated desk or office monthly. At a company level —you can access growing network of spaces in 500+ “world class” buildings, have flexibility to utilize private, half or full floor offices configured to represent your brand, or design and fully customize a unique work environment. WeWork is also leveraging their work space knowledge to reinvigorate/renovate existing company’s real estate. UBS Group AG engage WeWork (Powered by We) to freshen up its’ 30-year old management office overlooking the Hudson River in New York. It all still goes back to WeWork’s founding principles — “WeWork wanted to build a community—a place you join as an individual ‘me’, but where you become part of a greater ‘we’. A place where we’re redefining success measured by personal fulfillment, not just the bottom line. Community is our catalyst.6 They currently have three locations in the Twin Cities Metro area—the warehouse district, downtown Minneapolis and Uptown.

WORKONOMY, OFFICE DEPOT — While the majority of co-working, concepts want to plant roots in urban areas, Office Depot is rolling out a version called “Workonomy Hub” that aims to bring work space to suburbanites. With a vast network of mid-sized boxes that are too large for selling only supplies in today’s tech focused world, Office Depot hopes the new work centers boost same store sales for a company with experience in this niche. The first and only Workonomy in Minnesota came to 960 West 78th Street in Chanhassen, along with locations in Chicago, Denver, Houston and Orlando. Workonomy Hubs feature a wide variety of shared and rentable spaces, as well as refreshments, tech support, high-speed internet, office supplies, printing and other amenities.

The coworking space in Chanhassen is approximately 5,500 square feet and is integrated with the existing Office Depot store. Office Depot now operates eight of these coworking spaces nationwide. A ninth location will open in Oregon, later this summer. Desks, private offices, conference rooms and event spaces are available to be rented out, with a dedicated desk costing $350 per month, private offices costing $675 a month and conference rooms costing $45/hour. Renting a desk or private office also gives the renter two hours per month in each conference room and a 40% discount after that. For individuals wanting to work in the shared space, they can rent a “Hot Desk” (guaranteed spot) for $250/month. They can also buy a $40-day pass, which gives them a Hot Desk and access to the common area, or buy a monthly membership for $100 per month.

CONCLUSIONWe imagine that about a third of our MSCA members will encounter and utilize a coworking space within the next year. It may be due to travel or due to company strategy to reduce overhead costs, increase flexibility and potentially increase employee retainment. It’s simply refreshing to see that people are starting to realize how space effects people and their performance. The coworking movement seems to positively influence companies as well as individuals.

What benefits has your company seen by contributing to MSCA’s legislative fund?By having a seat at the table, we have strengthened our relationships with peers within our industry and legislators and other government officials who look to us to help them understand issues important to real estate.

Why would you encourage other companies and/or your peers to contribute to MSCA’s legislative fund?A lobbyist friend once shared with me, “If you don’t have a seat at the table, you will be on the menu.”

In November of 2017, Bremer Bank debuted its first cashless location in the Linden Hills neighborhood of Minneapolis. The goal of the Linden Hills location was to transform a traditional cash-based design for one that better reflected the community it served, strengthening the bank’s connection with small businesses and business owners, in addition to its neighbors. Today, the Linden Hills Bremer Bank serves as a community space where business leaders and other organizations can meet, work together and speak with a banker who will provide guidance and advice on how to best reach their goals. And because the space has no cash on premises, Bremer was able to tailor the location’s design for exactly that purpose—creating a warm, welcoming environment. The floor plan is open and bright. In addition, the absence of physical money means that Bremer, a bank founded on a commitment to its communities, can make sure the space is put to its best use during non-bank hours. Anyone in the community can reserve the space for events, gatherings or meetings, furthering Bremer’s purpose to cultivate thriving communities.

4 AFRO DELI is opening a new location in downtown Minneapolis this fall at the former O’Cheeze skyway location in Baker Center. This 1,600 square foot space will be called Afro Deli Express.

4 European menswear brand SUITSUPPLY will open its first Minnesota location this fall in Edina’s Galleria. It will be 4,500 square feet and reside on the lower level of Galleria, next to Design Within Reach. The store will carry ready-to-wear suits, outwear, shoes and other products.

4 BARNES & NOBLE INC. opened its new Woodbury store at the CityPlace shopping center. The roughly 14,000 square foot space at 375 Radio Drive is their new smaller footprint with a more modern aesthetic. It boasts a café serving Starbucks, baked goods and sandwiches (amongst other things), and a 700 square foot event space.

4 Denver-based restaurant and bar THE BACON SOCIAL HOUSE, opened in August. The 4,200 square foot space is in the Canopy by Hilton the newly redeveloped Thresher Square building in Minneapolis.

4 Eco-friendly home goods retailer MOSS ENVY relocated from Calhoun Commons to a new Northeast Minneapolis location at 1900 Johnson Street NE.

4 Out with the Old Spaghetti Factory in downtown Minneapolis and in with PINSTRIPES.

4 The Lyndale Tap House was renamed ‘HICKORY N’ HOPS’ on August 1st amid a revamp of the popular Lyn/Lake establishment by new ownership.

4 Bob Medcraft, the founder of CHOO CHOO BOB’S TRAIN STORE, located at 2050 Marshall Avenue in the Merriam Park neighborhood of St. Paul, sold the popular St. Paul hobby and toy shop to Jennifer Southerling and other partners in early July.

4 COSTCO has proposed a 354,000 square foot distribution warehouse less than a mile west of Owatonna. Construction is proposed to start in September on the 173-acre site. The facility is expected to create around 125 full-time jobs and 75 part-time jobs.

4 LEEANN CHINN will join AMAZING LASH STUDIO and ALCHEMY this fall at the Onyx in Edina on Xerxes across from Southdale Shopping Center.

4 LUNDS & BYERLYS have closed all 14 of its pharmacy locations. The company stated that the pharmacy business was recording significant losses and was continuing to be a challenging business to run due to a number of economic challenges within the industry.

4 HASKELL’S WINE BAR on Nicollet Mall in downtown Minneapolis permanently closed on June 28th.

4 ROSE STREET PATISSERIE opened on West 7th Street in St. Paul on July 14th. Breakfast and lunch options are available, and the restaurant is open until 6pm. Rose Street has two additional locations, in Linden Hills and another in St. Paul.

4 CHRISTIAN BROTHERS AUTOMOTIVE broke ground on their third location in the Twin Cities in Maple Grove off Highway 610/Zachary in August with a 5,070 square foot building footprint. Look for them to open late fall.

4 DOORDASH is buying CAVIAR from Square, the payments company, which has owned the service since 2014. Caviar operates in around 15 cities and primarily offers food from upscale restaurants in urban areas.

4 ARC’TERYX is closing at Calhoun Square in Uptown and relocating to Mall of America.

4 DRIVE-THROUGH LANES would be banned at businesses like restaurants and banks under a Minneapolis proposal, though the ban wouldn’t affect existing drive-throughs.

4 Look for GOLF-X, a golf simulating concept to open this fall in Champlin at South Pond Shoppes II and Northtown Mall.

4 PET SUPPLIES PLUS will open an 8,000 square foot store at Prairieview Center in Eden Prairie.

4 HOMEGOODS will open a new store in Duluth at Burning Tree Plaza next to Best Buy, TJ Maxx and Dollar Tree.
