Home Sales in September Drop Significantly

Single-family home sales dropped 25 percent in September, compared to August, and were nearly 22 percent lower than the same month last year. Condominiums and townhomes similarly saw an 25 percent decrease last month, and are down about 23 percent from September of last year. So far in 2018, resale home sales are off by 9 percent compared to the same nine months of 2017.
Median prices, however, have continued to exhibit strength throughout the year. September single-family home sale prices reached $650,000, just slightly under August’s price, while condos and townhomes (attached) properties increased nearly 2 percent from the previous month, standing at $432,500. Collectively, prices are up about 7 percent from last year. In September, resale properties were closing escrow in an average of 30 days.
I’m hopeful that residential sales will continue along a mostly positive line for the rest of the year, but it’s possible that rising prices and interest rates may factor into many home purchase decisions.
In September, the zip codes in San Diego County with the most single-family home sales were:
• 92127 (Rancho Bernardo West) and Fallbrook (92028), both with 39
• 92078 (San Marcos South) and 92130 (Carmel Valley), both with 37
• 92064 (Poway) with 35
• 92024 (Encinitas) with 34
• 92009 (Carlsbad SE), 92026 (Escondido North) and 92056 (Oceanside East), each with 33
The most expensive single-family property sold in September in San Diego County is a seaside gated estate on three acres in La Jolla Farms with its own lake. The home, built in 1996, is 14,200 square feet,
with 7 bedrooms, 14 baths, and a sale price of more than $16.2 million.

The annual “Holiday House” is getting underway, and the Greater San Diego Association of REALTORS® welcomes your participation. Join the San Diego real estate community’s effort to help the families of the men and women who serve our country.
“Holiday House” brings together the real estate community to fill the Holiday House with unwrapped new toys, baby items, school supplies and gift cards. All donations will benefit SDAR’s non-profit Ambassadors Foundation, which this year is again supporting Operation Homefront.
Donations will be accepted at SDAR’s Holiday House (location not determined at press time), as well as at all SDAR Service Centers and other drop-off centers throughout the county. Vote this November to protect homeownership in California!
California is facing a housing crisis – and it’s getting worse. Put simply: there’s not enough homes. Too many potential homeowners and renters are simply priced out of the market. This November, we can take decisive action to protect homeownership and private property rights in California.
Vote YES on Prop 5 and NO on Prop 10!Prop 5, the Property Tax Fairness Initiative, removes the
unfair moving penalty for seniors, the severely disabled and disaster victims across the entire state while still ensuring they pay their fair share of property taxes.
Prop 10 will make California’s housing crisis worse. It’s the wrong solution for a state that desperately needs to create more affordable housing for middle class families. Seniors, veterans, both gubernatorial candidates – Democrat Gavin Newsom and Republican John Cox – and affordable housing experts all oppose Prop 10 because it will make housing less available and less affordable.
It’s absolutely critical that we rally to vote YES on Prop 5 and NO on Prop 10 this November. Together, we can make our voice heard and protect the American dream of homeownership for all Californians.

San Diego Global Investment ForumThe San Diego Global Investment Forum was a three-
day event in September co-sponsored by SDAR at the downtown Omni Hotel, bringing together influencers from San Diego MegaRegion’s business, nonprofit, and government communities to discuss the strengths of the region for investment.
A cocktail hour welcomed attendees from other countries, states, and cities to open the event, followed by a full day of panel discussions and networking session, and concluding
with a chartered bus tour of development/investment opportunities.
More than 200 attendees heard from keynote speakers including Dr. Mary Walshok, UC San Diego, and Gaf Gaffen, developer for Seaport San Diego. With more than 35 speakers presenting on topics such as public private partnerships, the future of real estate and the “how to’s” of foreign direct investment, attendees came away excited about the future for the San Diego region.
Caravan to View Properties in BajaOn October 4, more than 50 REALTORS® joined a caravan
to Baja California. The attendees were given tours of four development projects: Nivel Diez in Tijuana, Palacio Del Mar in Rosarito, and future projects in Valle Guadalupe and Viento in Ensenada. The group rounded the day off with a wine tasting at Bruma in Valle de Guadalupe.
The International Real Estate Collaborative (IREC) provides these tours as a way for REALTORS® to explore opportunities for their clients in Mexico as well as to meet reputable real estate agents who can help their clients find and purchase their next investment.

SDAR is in the process of collecting nominations and applications for San Diego real estate’s most prestigious event, the Circle of Excellence, taking place January 12, 2019. Don’t hesitate, and be sure to get in before the deadlines.
AWARDS OF EXCELLENCENominations for the Awards of Excellence must be received
by October 31. Submit a nomination at www.sdar.com/awards.
Each year SDAR acknowledges top real estate professionals who exemplify excellence among their peers. This year, in addition to the categories of Broker, REALTOR®, Office Manager, and Affiliate of the Year, Commercial Broker, Commercial Transaction of the Year. Two new categories this year are the “40 Under 40” and International Awards.
For the Awards of Excellence, any SDAR member in good standing may submit nominations, and self-nominations are accepted. Once nominated, applicants will be prequalified and then fill out a full application. Winners will be selected by their industry colleagues through votes cast before the event.
RECOGNITION OF EXCELLENCETop-producing teams and individual REALTORS® who
exemplify excellence in the San Diego County real estate industry will be highlighted in the Recognition of Excellence.
Teams and individuals will be recognized at the Platinum, Gold, and Silver levels of achievement based on numbers of units and/or sale prices. The sales production levels are specified on the website www.sdar.com/awards.
If a team or individual qualifies for one of the levels, they may fill out an application and attach a copy of their sales
production report. The production dates for qualification are November 1, 2017, through October 31 of this year. Applications for the Recognition of Excellence will be accepted only through December 21, 2018.

Your buyer and the seller have a signed contract and now the inspection process begins. You tell your buyer she needs a general property inspection and her first question is, “Whom do you recommend?” It’s a good practice to give her three choices if you decide to offer that help. She picks an inspector, the inspection proceeds, and the transaction closes.
Six months later, you get sued.The buyer claims you made a “negligent referral to an
unqualified inspector” because the person she selected from your list missed many significant defects.
Think this can’t happen? In the past 18 months, I’ve have had three transactions thrown into chaos because of poorly conducted inspections. All of them involved mold inspections conducted by unqualified inspectors, resulting in transaction delays. One also involved insufficiently inspected structural and sewer issues. These problems didn’t result in lawsuits because, as either a buyer or seller representative, I flagged the problems for my clients, but I’ve seen lawsuits arise on other agents’ transactions.
Requirements Vary by StateSome states certify or license property inspectors. My state
of California does not. As a matter of risk management, you need to know the qualifications of the inspectors you refer. It’s not enough for a person to have a business card and contract form to be a home inspector. The reality may be that the least qualified inspector might be the one who finds the least amount wrong with the house, keeping your deal on track. But referring that person is a good way to increase the chance you’ll end up in court.
In one recent case I was involved in, the inspector claimed he was certified by the North American Inspection Association, but there was no record of such an association existing. Professionals at the American Society of Home Inspectors and the California Real Estate Inspectors Association, two recognized professional associations in my state, had never heard of it. He claimed to follow the “ASHI Standards of
Practice” but had never been a member of the group. He had no errors and omissions or liability insurance and no contracting license. His contract included clauses to limit his liability, but those clauses were eliminated by the Business and Professional Code of California in 1997. Just picture yourself in court trying to tell the jury why this person was on your referral list.
Check QualificationsFor the protection of you and your client, check the
qualifications of the property inspectors you include on your list. They should all have proof of E&O and liability insurance; membership in at least one professional association, whether it’s ASHI or your local or state association; a record without lawsuits; a contract that reflects current state law; and documented inspection experience.
If you have two great inspectors and one not-so-good one on your list and hand that list to your client, there’s a chance the client will pick the least qualified one, especially if that person is the cheapest one.
Be diligent with specialized inspectors, too. A mold inspector might not have to have any certification or license in your state. But as a matter of good practice, that inspector should have specific mold insurance as part of E&O coverage and be a certified industrial hygienist. A mold inspector should also have several years of experience, membership in appropriate associations such as the Indoor Air Quality Association or the American Industrial Hygiene Association, and the ability to take air and surface samples for testing.
Bottom line: The more qualified the inspectors, the more likely the inspections will be done right and no one will be sued.

Guide Clients to Homeownership with Veterans United’s “Lighthouse”

Referring your clients to Lighthouse shows your clients that you care about their financial wellbeing and their personal homebuying goals. Building this trust with your clients is key for creating positive homebuying experiences, return business and referrals.
